Planning status - Local Spatial Development Plan Resolution No. LXXV/648/2024 of the ROKIETNICA COMMUNITY COUNCIL of February 26, 2024, regarding: changes to the local spatial development plan for the business area in Mrowino.
Designation in the 3P plan:
- The primary purpose of the area is for production, storage, and warehousing facilities.
- The secondary purpose of the area is for service facilities.
- It is permissible to combine the purposes referred to in sections 1 and 2 in a single building.
- It is prohibited to locate facilities that pose a threat to human life or health, in particular facilities with an increased risk of a major industrial accident or facilities with a high risk of a major industrial accident within the meaning of separate regulations.
- It is prohibited to implement projects that may always have a significant impact on the environment within the meaning of separate regulations.
As part of land development:
- a minimum building coverage ratio of 0% is set, allowing for the plot to remain undeveloped, while in the case of any development permitted in the area, the minimum building coverage ratio is set at 5%,
- a maximum building coverage ratio of 60% is set,
- a minimum building density of 0 is set for undeveloped plots, while in all other cases the minimum building density should not be lower than 0.05 and the maximum building density should not exceed 1.80,
- a minimum biologically active area ratio of not less than 10% is required, subject to point 5,
- for the biologically active area designated on a given plot, no less than 40% of tall and medium-height greenery must be planted,
