Planning status - MPZP Resolution No. LXXV/648/2024 OF THE COUNCIL OF THE ROKIETNICA of February 26, 2024 on: changes to the local zoning plan for the area of economic activity in the village of Mrowino.

  • The basic purpose of the area is production, storage and warehouse development.
  • The supplementary use of the area is service development.
  • It is allowed to combine the purpose referred to in paragraph 1 and paragraph 2 in one building.
  • It is forbidden to locate establishments posing a threat to human life or health, in particular, establishments with an increased risk of a serious industrial accident or establishments with a high risk of a serious industrial accident within the meaning of separate provisions.
  • It is prohibited to implement projects that may always significantly affect the environment within the meaning of separate regulations.

As part of land development:

  • a minimum development area ratio of 0% is set, allowing the plot not to be developed, while in the case of implementation of any development permitted on the site, the minimum development area ratio is set at 5%,
  • a maximum development area ratio of 60% is set,
  • a minimum building development intensity of 0 is set in the case of non-development of the plot, while in any other case the minimum building intensity should not be lower than 0.05, and the maximum building intensity should not exceed 1.80,
  • a minimum ratio of biologically active area of not less than 10% is set, subject to point 5,
  • It is required for the biologically active area designated on a given plot to make not less than 40% of plantings of greenery of high and medium storey,
  • Defined impassable lines of development, at distances indicated on the Plan Drawing,
  • it is allowed to maintain other distances according to separate regulations, with the proviso that these distances can not be less than 3.0 m from the borders of the plot,
  • it is allowed to carry out buildings accompanying production, storage and warehouse buildings, with the proviso that their maximum height may not exceed 30.00 m,
  • it is allowed to cover buildings with roofs of any geometry and any slope.

As part of the development:

  • it is allowed to construct production, storage, warehousing and service buildings not higher than three overground floors,
  • it is prohibited to exceed the maximum height of production, storage, warehousing and service buildings of 15.00 m, subject to point 3,
  • it is forbidden to exceed the maximum height of overhangs in production, storage and warehouse buildings, in case of technological necessity of their construction, amounting to 25.00 m, provided that the overhanging part may not cover more than 5% of the permitted building area,
  • it is forbidden to exceed the maximum sales area of service buildings amounting to 2,000 sq.m., subject to point 3.,
  • the construction of single-storey outbuildings is allowed,
  • it is prohibited to exceed the maximum height of outbuildings of 5.80 m,
  • the width of the front elevation of buildings is not limited,
  • it is allowed to cover buildings with roofs of any geometry.
