BTS / BTO projects

BTS (Build-To-Suit) and BTO (Build-To-Own) projects are personalized objects, built for individual customer needs, meeting precise requirements. The facilities implemented in the BTS / BTO model are usually production and storage halls with an area of over 10,000 sq m.

The choice of such a model allows you to acquire a warehouse that will be built exactly as required by the production process and in the location expected by the tenant. The undoubted advantage of BTS / BTO solutions is entrusting the implementation of an object to an experienced developer who has the appropriate know-how and will carry out the entire construction process.

An additional advantage for the BTO model is obtaining the property after the initial lease period (which is practically impossible for multi-tenant facilities).

Process flow

Defining needs

In the first step of our cooperation, we focus on precisely defining customer needs. Together, we clarify the demand starting from basic parameters such as location, area, price, availability date by determining the necessary adaptations for production facilities and discussing technical details related to a specialized type of activity. Together with the client, we set priorities for individual parameters.
As part of determining customer needs, if these are not known, we also offer the opportunity to conduct a detailed logistics audit with the participation of our experienced partner. An audit allows you to get answers to the questions about exactly what magazine we are looking for not only the present, but the entire rental period.

Inquiry to developers

After understanding and analyzing the needs of our clients, we send queries to developers who might be interested in implementing a specific project in a given location. Thanks to ongoing cooperation with developers, our MAXON Nieruchomości advisors have knowledge which of the potential developers owns the land in the selected location and will be ready to implement the project.

Searching for land for implementation

In the event that none of the developers has adequate land for the project, we are looking for land for our clients that meet certain criteria.

Acquiring offers from developers

For our clients, we collect offers from developers who can implement an individualized project. During the preparation of offers, detailed design work is carried out on the developers' side, which precisely defines the scope of implementation and warehouse implementation costs. At this stage, our clients receive a full and detailed statement of proposals along with financial calculations and a clear picture of real costs.

Trade negotiations

Properly conducted analysis and full verification of market opportunities allows our clients to build the best negotiating position. Due to differences in financial models, comparing received offers is not simple and obvious. Our experts will help in the analysis of commercial conditions, indicating the real cost of each object and explaining all financial pending.

Signing a contract

Warehouse lease agreements are complex documents, often over 30 pages in size, complex structure and rigorous records. It is extremely important that the analysis of the lease agreement is entrusted to a law firm with knowledge and practice in the area of lease agreements for warehouses or similar spaces. MAXON Nieruchomości offers its clients the support of an experienced law firm, which will analyze the lease agreement and explain all doubts.

Handing over

We help in collecting rented warehouse space, we check for our clients that all the provisions and contract requirements have been included in the prepared facility. In case of irregularities, we also help in enforcing these provisions.

Constant support

Regardless of the completed process, we remain in constant contact and at the full disposal of our clients. During the current contract, we provide our professional advice and help with any new needs, e.g. sublease of unused space.
If the rental period is extended or the facility needs to be changed, we offer our clients immediate action: support in negotiations with the developer or landlord and re-analysis of the market, taking into account changed demand.
