Renegotiations of contracts

Warehouse space lease agreements are usually concluded for a definite period (3 or 5 years). At the end of the contract period, the tenant faces a dilemma whether to extend the contract at its current location or decide to look for a new location. An important factor in renegotiation is the fact that the situation on the warehouse market has changed over the years. This may give the current tenant room to renegotiate the contract.

The renegotiations of the lease should be prepared as comprehensively as for the conclusion of the initial contract. It's best to start renegotiating the contract well in advance to determine the commercially most favorable terms of the new contract or have time to relocate the warehouse if renegotiation is not favorable or possible.

In the first step of renegotiating the contract, we check whether the current warehouse meets the client's needs, we analyze with the client what changes have occurred in his business, whether the current warehouse space is optimal for further rent, assuming the long-term contracts signed.
As part of determining customer needs, if these are not known, we also offer the possibility of conducting a detailed logistic audit with the participation of our experienced partner. As a result of a logistic audit, we receive a detailed specification of the needs, both current and during the term of the lease.

Developing a "wide" list of potential objects

In the first step of our cooperation, we focus on precisely defining customer needs. Together, we clarify the demand starting from basic parameters such as location, area, price, availability date by determining the necessary adaptations for production facilities and discussing technical details related to a specialized type of activity. Together with the client, we set priorities for individual parameters.
Developing a list of potential objects is important to proceed with renegotiation of the current warehouse space, because it gives the client extensive knowledge about the changing market and the availability of alternative warehouse space.

Preparation of short-lists of objects

At this stage, together with the client, we refine the details of the area, module size, necessary parameters and necessary adaptations of selected objects. Then we acquire offers from developers and landlords. Thanks to this, our clients receive a full and detailed statement along with financial calculations and a clear picture of the real cost of renting space.

Trade negotiations

Properly conducted analysis and full verification of market opportunities allow our clients to build the best negotiating position. Due to differences in financial models, comparing received offers is not simple and obvious. Our experts will help in the analysis of received offers, indicating the real cost of each object and explaining all financial pending.

Signing a contract

Warehouse lease agreements are complex contracts, often over 30 pages long, of complex structure and rigorous records. It is extremely important that the analysis of the lease agreement is entrusted to a law firm with knowledge and practice in the area of lease agreements for warehouses or similar spaces. Handing over and receiving the object
