Purpose of the move

When the rental agreement ends, the company’s managers have to make a decision – to stay in the current place or change it. When deciding to move, we must remember that this is related to certain nuisance, i.e. the need to pack and unpack all the items that were in the warehouse. However, when we look from a different point of view, it may turn out that such a change can bring a lot of benefits.

Better work quality

The new warehouse space, often in a newly built logistics centre, means a high standard of both the space and the building itself. Moving to a new building usually increases the prestige of the company, which allows for easy acquisition of employees who have greater enthusiasm for work in the new location.

Extending the rental area

Rented warehouse space is very important for the smooth functioning of the company. The moment the current warehouse turns out to be too small for emerging needs, the tenant should take care of additional space. In such a situation, the tenant has two solutions – changing the location or increasing the existing space.

I am changing the location

When the current warehouse has insufficient space for the company’s needs, and there is no possibility of extending it to another building, the investor is forced to find a new location. It is important to analyse the emerging needs that will give you the opportunity to determine whether the company can rent an existing warehouse or whether the BTS solution will be more beneficial.

Consider:

  • How much additional space is needed for the development of the company
  • What road investments are planned in a given area
  • What the access to qualified employees is like
  • What amenities are necessary for the efficient operation of the company in a given location

 

I want to stay in the current warehouse park.

If after a certain rent period the company, taking into account its rapid development, needs more space, it is necessary to find out what possibilities are currently available in the rented warehouse. A good way out of the situation will be to rent free modules in the same building. If this is impossible, and the location and general terms of the rent are satisfactory for the investor, it is worth finding out if it is possible to build another warehouse there.

Consider:

  • When the existing agreement expires
  • If it is possible to expand the park in which you have a rental agreement
  • How much time is needed for possible expansion of the warehouse or for the move
  • What would the costs of expanding the park be, and what would the costs of changing the location be

Clearly defining your needs will help to indicate the best solution among the available space on the market, or will determine the need to build a new facility, adapted to the nature of the business.
