MLP Group increases scale of speculative projects

MLP Group is starting construction of facilities on a speculative basis in three logistics parks, which will have a total area of about 75,000 sqm. They will be ready for use as early as the end of this year and early next year. All investments will meet the highest environmental standards and will be BREEAM certified.

We are seeing an increasing market gap - despite slightly lower demand, the supply of new space has decreased significantly and is disproportionate. We see strong demand from tenants looking for attractive facilities. That's why we have decided to increase the scale of speculative projects. We want to have more finished space in our portfolio that we can offer to potential tenants right away. We see that part of the market is evolving in this direction. With space ready to lease, we will not only be able to satisfy high tenant demand, but also generate higher rental returns." - emphasized Agnieszka Góźdź, Member of the Management Board, Chief Development Officer, MLP Group S.A.

The speculative investments being launched by MLP Group will be carried out in four logistics parks across our country. The projects will provide a total of about 75 thousand sqm of modern space. The largest portion, nearly half, will be developed in MLP Pruszków II. Finished space will also be available in, MLP Gorzów Wielkopolski and MLP Gliwice. The facilities will be put into operation as early as the end of this year and early next year.

MLP Group is firmly committed to sustainable development as part of its warehouse portfolio expansion. In accordance with the Group's standard, all new investments under construction are obligatorily subject to BREEAM certification of at least "Very Good". MLP Group's strategy in terms of ecological solutions is to adapt also existing facilities to the requirements of green certificates.

Innovative and environmentally friendly materials will be used in the construction of the facilities. Buildings will be equipped with devices that prevent excessive consumption of utilities. The use of metering of installations (electricity, water, gas) with division into individual sections of the facility and the possibility of remote reading of media consumption will allow optimization of their use. Rainwater tanks will also be installed. MLP Group is working on biodiversity by, among other things, planting trees, creating flower meadows, putting up insect boxes, and creating green areas. It is also encouraging cycling by building bicycle shelters. The plan is to sort and recycle waste in all logistics parks by launching a zero waste program. MLP Group's strategic task is also to develop photovoltaic installations.


In accordance with its "build & hold" strategy, MLP Group keeps logistics parks in its portfolio after completion and manages them independently. All projects implemented by the Group are also distinguished by the very attractive location of logistics parks, the use of a built-to-suit solution and tenant support during the term of the lease.
