Panattoni secured financing from BNP Paribas and is starting construction in the Warsaw region

Panattoni is launching another investment near Warsaw. The company has started the construction of Panattoni Park Grodzisk V in Natolin, with implementation financed by a €17 million loan. The project will initially cover 25,000 square meters, and one of the tenants will be a global manufacturing company.

The Mazovian industrial real estate market continues to demonstrate its unwavering appeal to tenants. Panattoni has already exceeded 2 million square meters of delivered space in the region, with over 80,000 square meters still under construction.

"Continuous development and diversification of offerings in the vicinity of the Polish capital are strategically important to us. The Warsaw agglomeration is one of the key logistics hubs, and demand remains at one of the highest levels in the country. By starting the construction of another park near the A2 motorway, and at the same time, only 35 kilometers from the city center, we are responding to the needs of potential tenants in the logistics and manufacturing industries, for whom a well-communicated location in the center of the country is critically important," says Michał Samborski, Head of Development at Panattoni.

For the implementation of the 25,000 square meter investment, the developer secured a €17 million loan from BNP Paribas. Karina Trojańska, Chief Financing & Operating Officer at Panattoni, highlights the attractiveness of industrial properties in the Warsaw region for banks, emphasizing the market's largest volume of industrial space in the country.

Panattoni Park Grodzisk V already has its first tenant – an international manufacturer. "In the era of Europe's reindustrialization, the share of manufacturing clients will grow, as confirmed by industry reports, indicating that this group was responsible for nearly 1/3 of the leased industrial space in Poland in the first half of 2023. By creating projects in a flexible manner, we provide space for their development and the operation of technologically advanced production facilities," concludes Michał Samborski.

Panattoni Park Grodzisk V will be located in Natolin, 2.5 km from the A2 motorway and 16 km from the S8 expressway. The new Panattoni park will be BREEAM certified at the Excellent level. With the well-being of employees in mind, the developer will create relaxation zones, and office spaces will have good access to natural light through glazed walls. The surrounding area will feature flower meadows, a landscaped lawn, and numerous tree plantings. Additionally, for the needs of the first tenant, the investment will be equipped with a range of sustainable solutions, including thermal insulation of the roof exceeding applicable standards, and heat from technological processes will be recovered by the ventilation system. To reduce electricity consumption in the production hall, Panattoni will use presence sensors and a lighting adjustment system that takes into account the amount of natural light.
