7R's proposal for new logistics facility in Kraków

Developer 7R has commissioned its newest warehouse located near Krakow-Balice airport. 7R City Flex Kraków Airport I is already 70% leased; the strategic location and green solutions are attracting e-commerce, automotive and distribution clients. 

7R City Flex Kraków Airport I comprises two buildings with a total area of 28,000 sqm. The building stands out not only for its modern design and the technologies used, but also for its excellent location. Located just 500 meters from the Kraków-Balice airport, 700 meters from the A4 highway, 1 kilometer from the S52 expressway and 9 kilometers from the center of Kraków, it provides an excellent logistics connection for businesses.

A number of green solutions have been used at 7R City Flex Kraków Airport I. Installed photovoltaic panels of 50 kWp on the roof, allow efficient use of solar energy. Central heating in the offices is based on an innovative VRV system, guaranteeing energy efficiency and thermal comfort. LED lighting with the DALI system allows dynamic adjustment of brightness to the user's needs, which contributes to efficient management of energy consumption. Increased insulation of the hall's exterior walls was used, which contributes to reducing heat loss. The development also included charging stations for electric cars, a bicycle service station and a well-being zone for employees. 7R has also taken care of biodiversity. As part of CO2 reduction and water retention measures, 315 trees, 316 melliferous shrubs, 876 perennials, 117 native grasses were planted. Areas with flower meadows totaling 16,000 sqm, landscape lawns of 6,000 sqm, and mineral paving of 112 sqm were also created.

Antczak Group is the general contractor for the project. The warehouse is in the process of BREEAM certification at the Excellent level.
