7R will build a technology and production hub in Nowa Huta

The 7R Hub, which will be built in Kraków's Nowa Huta, will offer tenants 230,000 sqm of low-emission technology and production space of the highest standard, applied in the 7R Green Saver line. The 7R Hub is one of the components of the multifunctional and city-forming project “Kraków - Nowa Huta of the Future,” which restores the glory of the post-industrial part of the district and aligns with the implementation of the city’s strategic goals.

"Kraków is the place where 7R originates, so we are proud to create a project that will be our contribution to the development of this city. The 7R Hub is an investment in which we will use all our knowledge and experience to create opportunities that have never been seen in Kraków before. Thanks to the unprecedented location and scale of the project, we will create new opportunities not only for Kraków’s business but also for the entire logistics and industrial market. We want this project to attract innovative companies, investors, and create thousands of new jobs, supporting the dynamic development of Kraków as a modern, friendly space for life and business," says Magdalena Kostjan, Head of Leasing, 7R.
The 7R Hub will be located in close proximity to the "Igołomska" and "Bieżanów" junctions, 13 km from Kraków's Main Square. Additional advantages of the location include the possibility of using refreshed railway infrastructure, the proximity of the A4 motorway (connecting Ukraine with Germany), and the S7 expressway, linking Kraków with Warsaw, Gdańsk, and southern Poland. Employees can easily commute here by public transport and suburban rail.

It will be another facility in Poland built to the standard of the latest 7R line – low-emission Green Saver buildings, which achieve the highest continental European BREEAM certification results at the Outstanding level. Thanks to the solutions used, the buildings generate significant energy savings and achieve a minimum 50% reduction in operational CO2 emissions and a 50% reduction in primary energy demand compared to Polish technical standards. This is possible thanks to the use of high-efficiency air-source heat pumps, photovoltaic installations combined with their own energy storage, and advanced lighting control.

"The project includes the revitalization of the area and the planting of 1,500 new trees, including biocenotic species that support habitat development. We will use the natural depressions in the terrain to create rain gardens that will help store and filter water, which will positively affect the soil quality and the health of the surrounding vegetation. Rain gardens play a key role in urban ecology – they retain excess rainwater, which, instead of flowing into the sewage system, infiltrates the soil, supporting local water resources and natural retention. With this solution, we improve the area’s microclimate, support biodiversity, and create conditions conducive to the development of natural habitats for plants, insects, and small animals," explains Marek Mazur, Development Director, 7R.

A green zone called 7Relax – a space for employees to rest – will be created near the buildings. The space will be artistically arranged according to a design by one of the students of the Warsaw Academy of Fine Arts, awarded in the competition "Warehouse of Art: Young Art for the Planet." The company also plans a range of social initiatives consistent with its sustainable development strategy.
