Accolade invests in Ruda Śląska - new industrial park in Upper Silesia

Accolade, an international industrial real estate investor, is expanding its portfolio with a new facility in Upper Silesia, one of the most attractive industrial and warehouse areas in Poland. The warehouse park in Ruda Śląska will cover an area of 67,000 sqm, almost half of which has already been leased to the first tenant. The value of the investment is EUR 55 million.

The new park, owned by Accolade, is located right next to the A4 motorway, which enables quick communication with Germany and cities in western Poland. Only 15 km separates the park from the A1 motorway and about 60 km from the Czech border. The well-developed road infrastructure also provides easy access to Katowice, about 20 minutes drive away, and other cities of Upper Silesia. The park's location also guarantees a convenient connection to Katowice-Pyrzowice international airport.

The park in Ruda Śląska will consist of two buildings, located on a 13.5-ha plot. Most of the warehouse space in the first building has already been leased to Regesta, a logistics services provider. The park has been tailored to the individual needs of the client. Like all the new developments in Accolade's portfolio, it will have a BREEAM certificate of at least Excellent.

According to the JLL report "Warehouse market in Poland, 1H 2023" Upper Silesia is the second largest warehouse market in Poland after Warsaw. The region remained the most desirable destination in the country, with leases signed for nearly 400,000 sq m of space, representing a 20% share of the country's total. An important factor influencing the development of the warehouse sector specifically in Upper Silesia is the high availability of employees with technical skills. Its convenient location and excellent road connections to the rest of Poland, as well as to Western and Central Europe, also contribute to this.

Accolade already has one warehouse park in Upper Silesia, located in Częstochowa. The investor has decided to develop another project, taking into account the location and the attractive factors of this region.
