Construction of Panattoni Park Poznań West Gate I has begun

Panattoni has begun the development of 42,000 sqm for Rohlig Suus Logistics at Panattoni Park Poznań West Gate I, in Tarnowo Podgórnym. At the same time, construction is starting on an 18,000 sqm speculative facility intended for multiple tenants. The park will be delivered in July of this year and will be equipped with numerous green solutions – including photovoltaics – which will allow for BREEAM certification at the Excellent level.

Panattoni is a long-term partner of Rohlig Suus Logistics, an international logistics operator - in 2021 alone, the company leased nearly 80,000 sqm in four locations - in Janki and Nadarzyn near Warsaw, Gliwice, and Tarnowo Podgórnym. The latest of these developments – at Panattoni Park Poznań West Gate I – is an international logistics center that will cover 42,000 sqm. The facility will be delivered in July 2022 and will undergo BREEAM certification at the Excellent level. The tenant will benefit from numerous sustainable solutions, including a photovoltaic installation with a capacity of up to 300 kWp, green zones for employees, and electric vehicle charging points. Furthermore, the developer will prepare, among other things, infrastructure for VNA system forklifts and provide access to over 100 docks, and the facility – in accordance with the Panattoni standard – will reach a height of 12 meters.

For the international operations of Rohlig Suus Logistics, the distance to the A2 motorway will be crucial, which will take about 15 minutes to reach from Panattoni Park Poznań West Gate I. The route will allow for efficient connections with, among others, Berlin, Łódź, or Warsaw. Furthermore, the park is being built next to National Road 92, just 7 km from the Poznań West junction, connecting DK 92 with the S11 expressway. This will eventually reach Koszalin and Bydgoszcz in the north, as well as Katowice in the south.

By choosing this location, Rohlig Suus Logistics also receives an excellent climate for business thanks to its location in the industrial zone of Tarnowo Podgórne - in the vicinity of companies such as Lidl, Mondelez, or Imperial Tobacco. In total, over 5,000 business entities operate in the municipality. Furthermore, the town is part of one of the most important industrial real estate markets – the Poznań market. This region enjoyed the highest demand in all of Poland in the first three quarters of 2021, and at the end of September 2021, the most industrial space was under construction in the Poznań and Wrocław markets.

Panattoni Park Poznań West Gate I will occupy nearly 61,000 sqm (over 42,000 sqm for Rohlig Suus and over 18,000 sqm of speculative facility) and will include 126 loading docks, as well as nearly 220 parking spaces, including 80 for trucks. Tenants will also benefit from a spacious maneuvering yard. The flexible design of the park's operational space will allow for the efficient operation of both small and medium-sized as well as larger enterprises, especially in the speculative facility being built, and the spaces will be perfect for, among other things, logistics support, including the e-commerce industry. Furthermore, the facility will be prepared for tenants involved in light production.
