CTPark Warsaw Janki will be developed in stages as part of a suburban Warsaw investment. The construction of the first phase is scheduled to begin at the start of 2025.
“We have all the necessary permits to start the construction process. The complex will be built on a plot of over 13 hectares, which we acquired in the first half of this year as part of the acquisition of half a million square meters of investment land,” says Patrycja Makowska, Business Developer at CTP Poland.
According to the schedule, the first building will be ready for use in the third quarter of next year.
The investment will include seven buildings with a total leasable area of over 45,500 square meters. The space formats will be diverse, ranging from CTBox to CTSpace.
CTPark Warsaw Janki will be the seventh CTP park in the Warsaw metropolitan area.
“Its strategic advantage lies in its urban location, directly adjacent to Warsaw, with quick access to the network of national and regional roads (S7) as well as Chopin Airport,” adds Patrycja Makowska.
The strong concentration of business in this region results from its significant growth potential and stable demand.
“That’s why nearly 37% of our production and warehouse facilities are located here,” says Piotr Flugel, Managing Director at CTP Poland.
The investment in suburban Janki will be another business park in CTP's portfolio, designed under the multi-tenant model.
The Mazovia region attracts long-term tenants, including foreign investments and small and medium-sized enterprises (SMEs). They increasingly prefer modern spaces on the outskirts of large cities, appreciating their location, developed transport infrastructure, and flexible lease terms tailored to the scale of their operations, says Piotr Flugel.
Currently, CTP is developing projects at various stages of completion in Mazovia, including CTParks in:
- Wiskitki,
- Mszczonów,
- Kobyłka,
- Emilianów,
- and the Czosnów municipality.
The company is also preparing to start the construction of CTPark Warsaw Nowy Konik and CTPark Warsaw Janki. These investments will provide the Warsaw market with over 827,700 square meters of leasable space. To date, approximately 52% of this space has been delivered.
“Thanks to its location and the diversity of lease modules, the investment has the potential to become a new logistics and industrial ecosystem. Here, various tenants won’t just operate their businesses side by side but will collaborate and integrate their activities,” says Patrycja Makowska.
To meet the expectations of companies from different sectors and scales of operation, the developer will offer a variety of property formats. These include:
- CTSpace – large big-box spaces,
- CTFlex,
- CTBox – small business units for smaller entities requiring as little as approximately 500 square meters up to 1,500 square meters.
