The industrial and logistics complex in Mszczonów near Warsaw is almost ready. Two logistics companies are already operating there, and further buildings are prepared for lease.
Developer CTP has commissioned two more buildings that are part of CTPark Warsaw South. The business park, located 50 km from Warsaw, will consist of three buildings, offering 162,400 sqm of leasable space. Two of them are already ready, and the Polish logistics operator – TAS Logistyka and the brand Fiege are conducting their operations on the complex premises.
Mszczonów may not immediately be associated with production and industry. As a developer whose many clients are manufacturing companies, we are proposing a new face for this location. Ready-made solutions facilitate the start of operational activities and provide benefits resulting from the presence in the Łódź Special Economic Zone, which in this region offers very intensive support of up to 60 percent CIT tax exemption - says Daniel Soboń, Business Developer at CTP Poland.
The industrial and logistics complex in Mszczonów near Warsaw is already almost 90 percent ready. The capital's warehouse market has grown by over 67,000 sqm.
As part of CTPark Warsaw South, production and warehouse halls with leasable areas of 20,500 sqm and 47,000 sqm and a 12-meter storage height have entered the market.
The investment has also been equipped with translucent facade panels that go beyond industry standards, significantly increasing the lighting of the space. These panels, which are an alternative to glass, are characterized by a sunlight permeability of up to 55 percent, while maintaining high thermal insulation properties.
Little is said about the impact of warehouse employee comfort on the success of production and logistics operations. Meanwhile, proper lighting, ergonomic workstation setup, or air temperature are of key importance in the context of efficiency, safety, and employment stability – also in the case of recruiting new employees. That is why in the CTPark Warsaw South buildings, with manufacturing clients in mind, we have installed skylights providing natural light at a level of 12.5 percent. This allows clients to adapt the hall to individual needs faster and easier and to optimize the costs of these adjustments, already included in the rental price - explains Bogi Gabrovic, Deputy Country Head at CTP Poland.
In terms of ecological solutions, the CTPark Warsaw South spaces differ from reference warehouses. Tenants of the larger building (MSZ1) can heat their spaces using heat pumps, and the roof structure of the entire park is prepared for photovoltaic installations.
Of course, LED lighting controlled by the DALI system has also been installed in the buildings. The effect of sustainable operation of the facility will be a reduction in the level of light pollution and savings in electricity consumption in external common areas of up to about 55 percent.
The CTPark Warsaw South complex is located by the S8 expressway connecting the capital with the Silesian Voivodeship and Wrocław. Additionally, it has a convenient connection to the A2 motorway, which is a transport corridor to all parts of Poland.
