MDC2 has selected a general contractor for MDC2 Park Lodz South. It will be Depenbrock Poland. The project is located in Głuchów - 19 km south of the Lodz border. The facility consists of two distribution and logistics buildings with a planned total GLA of more than 80,000 sqm. MDC2 Park Łódź South has already leased space to Notino, signing a lease for more than 28,000 sqm.
It is owned and developed by Fortress Real Estate Investments Limited (Fortress), a company listed on the Johannesburg Stock Exchange (JSE) and owner of a portfolio of commercial properties. MDC2 is the developer of the project.
Fortress, MDC2 and Depenbrock Poland share the same values - the implementation of ESG strategies is a key element of all decision-making which puts the companies in the front rank of companies developing the most environmentally sustainable warehouse facilities on the Polish market. Depenbrock additionally brings to the project in Gluchow values resulting from decades of experience in the construction market, as well as a bold approach to implementing innovative solutions, which it implements successfully in the construction market.
"We cooperate with the best. Thanks to a well-thought-out organizational culture, you can find partners in our portfolio who, together with us, strengthen our position as market leaders. The most important thing for us is shared values. We realize environmentally friendly, safe and thoughtful storage, distribution and production sites. MDC2 Park Łódź South will confirm that every effort put into the projects we execute means the highest quality," says Marek Bodak, Proxy, Depenbrock Polska.
The standard at MDC2 is the selection of a general contractor who meets important criteria related to sustainable construction principles, including indications of the low carbon performance of materials used (including, among others, concrete and steel), demonstration of the Environmental Product Declaration, examination of the environmental impact of products at various stages of their life, detailed structural integrity analyses, as well as a comprehensive LCA (building life cycle analysis).
An LCA study includes a thorough inventory of energy and materials and assesses their cumulative potential environmental impact. The goal is to document and improve the overall environmental profile of the logistics center.
Among other things, the use of low-carbon concrete is planned for the construction of MDC2 Park Lodz South. Steel with a reduced carbon footprint will also be used. Before signing the contracts, the companies conducted an analysis of the building materials in terms of origin and manufacturing process. The hired general contractor will therefore provide building materials with an EPD (Environmental Product Declaration) certificate. In addition to a number of green solutions peculiar to MDC2's facilities involving the use of solar energy, the heat pumps that will be used in Notino's offices will be an innovation. The end of construction will be topped off by detailed building airtightness tests, which will complete the overall thoughtful sustainability concept of the project.
"Our priority in the design and construction of MDC2 Park Łódź South was to select a general contractor in such a way as to provide future users with the highest-quality buildings while keeping them as carbon-neutral as possible. Trust in Depenbrock Poland - a competent socially responsible company - is the key to success. This will be felt by those working in and staying at the facility. This will especially translate into the environment, as the impact of the logistics and distribution park on it will be reduced to the necessary minimum. With our projects, we emphasize the importance of caring for the environment in which we live. We want our activities to have a positive impact on the warehouse industry as a whole, on tenants, and - as a priority - on the quality of life for future generations," - says Piotr Kowalski, Construction Director, MDC2.
