
MDC2 has selected the general contractor for MDC2 Park Łódź South. It will be Depenbrock Polska. The project is located in Głuchów – 19 km south of the border of Łódź. The facility consists of two distribution and logistics buildings with a planned total GLA of over 80,000 sqm. Space has already been leased at MDC2 Park Łódź South for the company Notino, with a lease agreement signed for over 28,000 sqm.
The owner and investor is Fortress Real Estate Investments Limited (Fortress), a company listed on the Johannesburg Stock Exchange (JSE), owner of a portfolio of commercial real estate. The developer of the project is MDC2.

It is standard at MDC2 to select a general contractor that meets important criteria related to sustainable building principles, including, among others, indications regarding the low-emission nature of materials used (including, among others, concrete and steel), the presentation of an Environmental Product Declaration, testing the environmental impact of products at individual stages of their life cycle, detailed building airtightness analyses, as well as comprehensive LCA (Life Cycle Assessment).
The LCA study includes a precise inventory of energy and materials and assesses their cumulative potential impact on the environment. The goal is to document and improve the overall environmental profile of the logistics center.
For the construction of MDC2 Park Łódź South, plans include the use of low-emission concrete. Steel with a reduced carbon footprint will also be used. Before signing the contracts, the companies conducted an analysis of building materials in terms of origin and production process. The hired general contractor will therefore provide building materials with an EPD (Environmental Product Declaration) certificate. In addition to a range of ecological solutions specific to MDC2 facilities, including the use of solar energy, an innovation will be the heat pumps that will be used in the offices of Notino. The completion of construction will be crowned by detailed building airtightness tests, which will complete the entire well-thought-out sustainable development concept of the project.
