DHL Supply Chain builds CO2-neutral warehouses

  • A real estate portfolio comprising Class A, carbon-neutral warehouses will support client growth while meeting the highest sustainability criteria.
  • The warehouses are located in strategic areas, with the major advantage of being situated at multimodal transport hubs, near key European logistics markets.
  • In Poland, a modern, ecological logistics complex dedicated to the e-commerce industry is being built in Gorzów Wielkopolski, with a planned total area of over 110,000 sqm.
  • DHL Supply Chain has already signed an agreement with Allianz for the sale of the first tranche of the warehouses under construction.

Real estate experts from DHL Supply Chain have created a portfolio of CO2-neutral properties with a total area of 400,000 m² to support the growth needs of clients across six European markets. All facilities are located in central logistics areas, which have the great advantage of proximity to multimodal transport hubs, designed to serve clients from various industries.

All buildings will have modern technical specifications, reflecting a campus concept, and will become key hubs for the mission of DHL Supply Chain and its domestic and international clients. 14 units are being built in 10 locations across major logistics markets – in Germany, the Netherlands, Sweden, Finland, Italy, and Poland. All buildings are to meet key sustainability criteria, such as BREEAM Excellent and EPC A, comply with the EU Taxonomy, and undergo Carbon Risk Real Estate Monitor (CRREM) assessment.

DHL Supply Chain has already found an investor and strategic partner for the implementation of the first tranche of the 400,000 m² warehouse portfolio.  Allianz Real Estate, acting on behalf of several companies from the Allianz Group, and DHL Supply Chain have signed a sales agreement for the first half of the portfolio. The warehouses, which are scheduled for completion between the first quarter of 2023 and the first quarter of 2024, will be one of the largest acquisitions to date by Allianz Real Estate in the logistics sector in terms of gross leasable area: five facilities will occupy a total of over 200,000 m².

Based on long-term lease agreements, DHL Supply Chain will occupy at least 85% of the facilities built for Allianz Real Estate after the completion of the investment.
