The first tenants occupy space in two new warehouses developed by HelloParks in Hungary. The halls in Fót and Maglód were built with urban logistics in mind. With the completion of the two new facilities, HelloParks' portfolio has grown to 150,000 sqm.
The MG3 warehouse in Maglód (46 thousand sq. m.) received an occupancy permit in January this year, and FT6 in Fót (26 thousand sq. m.) in March. Loginvent and Well Pack Kft. signed leases for a total of 10 thousand sqm at MG3, while Beta Hungary, Keber Germany Precision Machinery, Kopos Elektro Kereskedelmi és Gyártó and Serveone Hungary leased a total of 7.6 thousand sqm at FT6 City Flex.
MG3 is the first warehouse in Hungary to achieve BREEAM New Construction certification at the highest possible Outstanding level. The hall uses energy from photovoltaic panels installed on the roof, and charging stations for electric vehicles have been installed on the premises.
Hall FT6 was also built to BREEAM New Construction standards at the Outstanding level. It is HelloParks' first urban warehouse, offering rental of smaller spaces, ranging in size from 1,000 sqm. The lower ceiling height and smaller building dimensions make the warehouse suitable for urban logistics and light manufacturing companies.
HelloParks tenants can take advantage of an app that, by connecting to building automation systems, provides information on energy consumption and allows them to regulate the operation of ventilation, heating and lighting, among other things.
Since our inception in 2020, we have been building our warehouses exclusively to the highest categories of BREEAM standards. Currently, all of our new developments are already built according to the requirements of the European Union Taxonomy and Outstanding certification," stresses Rudolf Nemes, CEO of HelloParks.
HelloParks is part of the Futureal Group. Its portfolio currently includes 150,000 sqm of warehouses in Hungary. By the end of the year, the developer will deliver another 103 thousand sq. m. of warehouse space, including 45 thousand sq. m. FT2 in Fót and 58 thousand sq. m. PT1 in Páty. The company has also started construction on its fourth location in Hungary in 2023. The 60,000 sqm warehouse in Alsónémedi is expected to be ready in the second quarter of 2024.
