Panattoni with another green project for DB Schenker. Completed at the beginning of this year in Świdnik (Lublin Voivodeship), the transshipment terminal with an area of approx. 5165 sq m has successfully passed BREEAM certification at the Very Good level. Water systems, as well as the ecological approach to the investment and land development, were rated particularly highly. The facility is partially powered by RES, and thanks to sustainable solutions, it was possible to reduce CO2 emissions by nearly 30 percent, energy consumption by 34 percent, and water consumption by 67 percent. The value of the investment is nearly 50 million PLN.
DB Schenker has chosen Panattoni for the third time to implement a facility that met the highest standards of modern and ecological construction. This time, the developer delivered a transshipment terminal with an area of 5165 sq m, with 45 loading docks and a social-office area occupying 665 sq m. The investment, from which DB Schenker will serve customers from the Lublin region, was equipped with a number of sustainable solutions and positively passed BREEAM certification at the Very Good level. Out of 10 categories, as many as two obtained scores significantly higher than assumed - in the "Water" category, the facility achieved the result required for the "outstanding" level - the highest for BREEAM certification - and in "Ecology and land use", the investment obtained the Excellent level.
The very high ratings of the DB Schenker transshipment terminal are due to advanced sustainable development solutions. The "outstanding" level was achieved, among other things, thanks to the installation of components ensuring water savings of over 67 percent higher than in the average consumption model. In addition, waterless urinals and low-flow toilets were used in the facility, and solenoid valves cutting off water protect against leaks. A modern BMS system also monitors the appropriate level of consumption. The facility obtained the "excellent" level in the scope of "Ecology and land use" as a result of, among other things, cooperation with a qualified ecologist. Thanks to the expert's support, it was possible to minimize the impact of the construction process on the surroundings and protect fauna and flora. Furthermore, Panattoni planted native trees, flower meadows with species attractive to pollinating insects, and insect hotels. A prepared Biodiversity Development Plan will help in maintaining the introduced solutions.
Panattoni also implemented a number of solutions in the remaining categories. The developer took care of the comfort of users' work - among other things, by using solutions allowing for the effective use of daylight. Furthermore, the result of the Building Life Cycle Analysis at the level of 89.2 percent confirmed the maximum reduction in energy consumption - by 34 percent, CO2 emissions - by 29 percent, and environmental impact. The high rating was helped by, among other things, the use of RES, external lighting control using an astronomical clock and motion sensors, recycling maximizing the recovery of raw materials, or modern air conditioning systems, allowing for the reduction of refrigerant emissions.
"Projects for DB Schenker are an excellent test of our capabilities in terms of delivering ecological facilities, created in accordance with the concept of sustainable development. By obtaining certification for the facility in Świdnik, we have once again shown that our projects go beyond the standard here and now" - comments Emilia Dębowska, Sustainability Manager at Panattoni. - "In two categories, the investment received a rating higher than Very Good and we treat this as a preview of our development. The first facilities at the "Excellent" level in the Polish Panattoni portfolio are already being built, and in the Czech Cheb last year, we completed the first project in our history at the Outstanding level."
The construction of the transshipment terminal in Świdnik was already the third green project by Panattoni for DB Schenker. In January this year, the developer delivered a facility in Rzeszów equipped with, among other things, solar collectors, a greywater installation, or a heating and ventilation system with 90 percent heat recovery. The building was not only sustainable but also obtained an Innovation Opinion issued by the Rzeszów Regional Development Agency. The first joint green project of the developer and the logistics operator was a facility in Nowa Wieś Wrocławska, which Panattoni delivered at the turn of 2018 and 2019. The sustainable solutions applied in it allowed for a two-fold reduction in energy consumption and CO2 emissions 230 tons lower compared to traditional facilities.
