
A joint venture company formed by Partners Group and Peakside Capital Advisors has completed the construction of hall C2 in the City Point Targówek complex.
The facility combines space flexibility, advanced utility management, solutions for electromobility, and high standards of sustainable construction. Hall C2 was designed with the easy adaptation of space to the needs of various tenants in mind, and the applied technologies increase user comfort and operational efficiency. The process of handing over the space to tenants is currently being finalized.
Seamless continuation of tenant operations
Most lease agreements were concluded with existing tenants of City Point Targówek, which enabled them to continue their operations in the same, convenient location. The construction process was carefully planned and coordinated, thanks to which the implementation of the investment did not disrupt the functioning of the companies. Tenants were able to work without interruptions while gaining modern Class A space that meets the highest standards of quality and comfort.

One of the key assumptions of the project was to ensure full operational continuity for our tenants. Thanks to the precise coordination of construction works, we avoided downtime, and companies were able to function without interruption. Today, tenants have at their disposal modern spaces, adapted to their needs and meeting the highest efficiency standards. The building design, which was created with tenants from the production sector in mind, took into account the specific technological and energy requirements set by factories and production plants. As many as 11 factories will find their place in the facility, which will use modern, fully adapted workspaces, and the building has been equipped with appropriate technological infrastructure. The building uses white roofs, light-colored surfaces, and drought-resistant vegetation, which reduces the urban heat island effect. The water-saving system allows for a 71% reduction in consumption, and the rainwater tank fully covers the demand for greywater. Additionally, the building is powered by municipal heating. 8,000 sqm of green areas have also been revitalized, improving biodiversity and working conditions in a natural environment. As part of the investment, a green wall is also being created - climbing vegetation on part of the facade, which will improve the aesthetics of the building and support the microclimate.
Hall C2 has been equipped with an intelligent BMS system, enabling precise monitoring of energy, water, and heat consumption as well as remote control of key building systems. The facility has also implemented infrastructure for electromobility, including electric vehicle charging stations and a car-sharing system for tenants and their employees, supporting the development of sustainable transport.
The roof of the hall has been prepared for the installation of a photovoltaic system with a capacity of over 1 MWp, of which almost 75% will be delivered to current tenants this summer.
Site revitalization and sustainable construction
The investment site was previously built up. A thorough analysis of the existing buildings was carried out, and over 86% of demolition waste was recycled.
The project was prepared to meet the requirements necessary to apply for BREEAM, LEED, and WELL Health & Safety Rating certificates, which reflects high standards of quality and sustainable development.
The hall C2 project was realized thanks to the cooperation of experienced companies from various sectors of the construction and investment management industry.
The architectural design was the responsibility of the renowned studio Tacakiewicz Ferma Kresek, whose main challenge was to adapt the facility to the diverse requirements of the tenants.

The successfully completed construction of the industrial hall is an example of an ecological approach to designing production and warehouse facilities on existing industrial sites. The biggest challenge for the designers from TFK, during the implementation of the investment, was adapting the building to the specific needs of many different tenants from the industrial sector, which required flexibility in both functional and technical terms. Thanks to close cooperation between the investor, the designer, and the general contractor, we managed to create a facility that combines high quality of workmanship with ecological solutions, such as photovoltaic panels, flower meadows, a green wall, rainwater recovery systems, and responsible material selection - summarized

Hall C2 is currently leased by companies representing various sectors, including primarily those involved in production. Among the tenants are Gryc, CWS Boco, Secura, Anodal, Ampacet, Prozon, and KRM Druk.
