Harden Construction has completed its first project in Warsaw

HARDEN CONSTRUCTION, a General Contractor of industrial space, has completed the construction of a modern warehouse hall, City Logistics Warsaw VI, with an area of approximately 18,000 sqm. This was the debut of Harden Construction on the Warsaw warehouse space market.

City Logistics Warsaw VI is an investment with an area of nearly 18,000 sqm, combining warehouse and production functions. The warehouse is located at 48 Nieświeska Street in Warsaw, just 8 kilometers from the city center and the same distance from the S8 route connecting Warsaw with Białystok and Wrocław. The facility is also located close to the largest airport in Poland – it is 16 km away from the Fryderyk Chopin Airport.

Harden Construction carried out the work under the Design and Build formula. Construction began at the end of 2023 and lasted 7 months. This was also the general contractor's debut on the capital's market.

– The construction of City Logistics Warsaw VI is our debut on the Warsaw market and another milestone in the company's development. The building is located within the city limits, which means its tenants will be able to effectively serve the capital's market. However, working in an urbanized area is a certain challenge. The small amount of space required us to effectively manage the post-demolition site. Storing building materials was difficult, which meant that deliveries had to be very well coordinated and made on time. It was also necessary to relocate networks, which required coordination and cooperation with the services – says Paweł Fiuczek, Managing Director at Harden Construction.

City Logistics Warsaw VI totals nearly 18,000 sqm, including a warehouse hall, pump room, and gatehouse. Additionally, there will be nearly a hectare of green areas around the building. The building also has 25 loading docks, and the site includes 35 maneuvering areas and 159 parking spaces for passenger cars.

Harden Construction ensured that the construction of the facility had the least possible impact on the natural environment. During implementation, the general contractor used modern technologies and materials supplied by local suppliers, which significantly reduces the carbon footprint. The facility uses technological solutions that allow for the control of utility consumption, such as electricity, water, or heat. Interestingly, traditional gas heating was abandoned in favor of the MPEC system, meaning the warehouse was connected to the municipal heating network. Additionally, the roof structure was reinforced and prepared for the installation of photovoltaic panels. Electric car chargers and green relaxation zones also await the future tenant of the facility.

– Environmental solutions are not PR, but measurable benefits for the facility's users. We have implemented systems that help control and manage utility consumption, which positively affects the economic balance sheet. These are also solutions that anticipate future regulations regarding the impact of buildings on the environment, which will become increasingly stringent. Ecological and environmental solutions that currently seem expensive are, in reality, an investment in the future – says Łukasz Kozerski, Operations Director at Harden Construction.

All the above solutions will allow for obtaining a BREEAM certificate at the Excellent level.
