Hillwood Polska will build two warehouse halls in Grodzisk Mazowiecki with an area of almost 88 thousand sq m. The modern logistics park will be built in Chlebnia in the immediate vicinity of the A2 highway, just 15 minutes from the center of Warsaw. The commissioning of the first hall, with an area of more than 50 thousand square meters, is scheduled for mid-February next year.
The new Hillwood project will be located in Chlebnia near Grodzisk Mazowiecki right next to the A2 (E30) highway and the Grodzisk Mazowiecki Junction. The proximity to the highway and makes the complex ideally connected to Warsaw and other major Polish and European cities. Its proximity to the capital and at the same time its location in the second zone of the Warsaw market is certainly one of the park's most important assets.
The A-class halls have been designed to the highest standards and will ultimately be BREEAM-certified at the Excellent level, with a photovoltaic installation planned for the site. The project includes storage capacity of up to 12m, floor load capacity of 8t/sqm, fire load in excess of 4,000MJ/m2 and natural light illumination of up to 3%. Both warehouse and office space, will be adaptable to the individual needs of future tenants.
"Hillwood Grodzisk Mazowiecki is another major investment that strengthens our position in the Warsaw market. This region is of great interest to potential tenants, especially companies from the logistics and e-commerce sectors. The vacancy rate here has remained at a very low level for years, and gross demand, despite general trends, in the Mazowieckie region increased by about 4% in 2023 compared to the record 2022." - said Hubert Michalak, CEO of Hillwood Poland.
