LCube has obtained a building permit for an industrial and warehouse park in Mszczonów

Warehouse developer LCube has received a building permit for its next investment - LCube Mszczonów. The approved project involves the construction of an industrial and warehouse park with an area of approx. 31,500 m2 on a plot of nearly 8 ha.

The new LCube industrial and warehouse park will be located in a well-connected location, practically with direct access from the S8 route (via Wspólna street), connecting the north-east with the south-west of the country. Located in central Poland, the town of Mszczonów is about 50 km from Warsaw, which is directly accessible via the S8 road with convenient connections to the A2 motorway or the S17 expressway.

"Its strategic location on transport routes makes it a location that attracts great interest from both the logistics industry and distribution companies. Many commercial companies and logistics operators have their central or regional warehouses in the area," says Adrian Biesaga, member of the board at LCube.

LCube has the possibility in Mszczonów to build a building up to 40 m high and provide an electrical connection with a power capacity of 2.5 MW, with the possibility of increasing it, which may be an asset for companies interested in a fully automated warehouse, cold store, freezer or production hall. The developer also assumes that all new facilities, including LCube Mszczonów, will be prepared in such a way as to meet the requirements of the BREEAM certificate at the Excellent level.

"The project provides for a reinforced roof structure enabling the installation of a photovoltaic system. Thanks to the high power connection, we also have the option of installing heat pumps. We focus on a wide range of ecological solutions that will contribute to reducing the operating costs of our tenants. Issues related to ecology, or more broadly to the ESG strategy, which we as a developer have already fully implemented, are currently becoming increasingly important for our tenants and we want to develop our future projects in this direction," adds Dominik Łoś, Head of Leasing at LCube.

LCube is implementing a strategy of building a diversified portfolio that will consist of both smaller facilities (around 10,000 m2), through medium-sized warehouses (50,000 m2) to traditional big boxes in logistics parks (over 100,000 m2). In addition to effectively

acquiring new projects, the developer wants the company's hallmark to be actions such as focusing on the needs of tenants and implementing a sustainable development strategy. As the developer emphasizes, all facilities built by LCube will be certified under the BREEAM system and will focus on ecological and energy-saving solutions, and the company has already created its own ESG strategy.
