LCube wants to acquire 8 plots for warehouse projects this year

LCube plans to purchase at least seven more plots for warehouse projects this year, which will allow for the delivery of 200,000 sqm within logistics and production parks by the end of 2024. In January of this year, the developer already purchased another plot in Dobrzykowice near Wrocław and secured two other locations near Kraków and in the vicinity of Warsaw.

LCube's minimum plan for this and next year assumes the commissioning and commencement of work on a total area of 100,000 sqm of warehouse space, while simultaneously securing lease agreements for approximately 150,000 sqm of warehouses, both those already built and those under construction.

In the long term, we want to double the space delivered for use every year. This means that in 2025 we will have the potential to deliver 400,000 sqm of modern warehouse space to the market. Our projects are intended to stand out with a modern approach to the solutions applied, increased floor load capacity, and a hall height standard of 12 m in the clear – says Adrian Biesaga, Member of the Management Board, Head of Development at LCube.

The 13-hectare plot purchased in January in Dobrzykowice has the potential for the construction of 62,000 sqm and is located directly next to the Eastern Wrocław Bypass, as well as the plot where the LCube Wrocław East facility is being built. LCube is also conducting advanced negotiations regarding the acquisition of further projects in the Silesian, Masovian, Tricity, and western markets.

In the near future, we should finalize further purchases. We are currently interested in the main markets that, according to our analyses, have the greatest growth potential. Very advanced talks concern Katowice and western Poland, where we have not been present so far. We are also looking very intensively for locations on the Warsaw market, as well as in central Poland, including the area around Łódź, but also the Tricity. This is a natural process of our growth compared to when we entered the market in 2020, when our first locations were Rzeszów and Szczecin – says Adrian Biesaga, Member of the Management Board, Head of Development at LCube.

LCube, in addition to the LCube Wrocław East II investment, which is to count over 62,000 sqm, is currently implementing 4 other projects: LCube Wrocław East (approx. 60,000 sqm), LCube Rzeszów Airport (25,800 sqm), as well as LCube Mszczonów (approx. 33,000 sqm) and LCube Szczecin

Goleniów with an area of 12,000 sqm. Soon, these projects are to be joined by: an investment in the vicinity of Warsaw and a new logistics park near Kraków.

In addition to building a land bank for the needs of subsequent industrial and logistics parks, LCube will grow organically. Recently, our team has been strengthened by a very experienced person who will support us in the scope of land acquisition, as well as a new head of the leasing department, who has over 15 years of experience in the warehouse space leasing market. We plan to develop ESG and property management departments in the future – says Adrian Biesaga, Member of the Management Board, Head of Development at LCube.

LCube has also established an innovation department that seeks solutions that are implemented as standard in the company's investments or introduced in consultation with tenants. LCube has already implemented, among others, a roof deflection monitoring system and is also considering the introduction of alternative forms of hall heating. Devices with water consumption reduction functions and intelligent energy management systems, which allow for remote reading of energy and gas consumption and more effective resource management, are also already a standard introduced in LCube parks.

Innovations should be tailored to the tenant's needs. An important element is also the economic calculation, which is why we are working intensively, especially on solutions that have the greatest impact on fees related to the use of facilities – adds Adrian Biesaga.

As part of the implementation of the adopted ESG strategy, LCube is proceeding to obtain the BREEAM certificate at the excellent level for individual investments, which is intended to reflect the sustainable development, energy efficiency, and environmental impact of the investments carried out by the developer. LCube logistics parks are to stand out with, among other things, large windows in offices, increasing the level of lighting or access to natural light inside the building. At each entrance to the buildings, there are also to be bicycle racks and benches made of ecological materials. Planting trees and shrubs around the buildings, flower meadows, or shelters for birds or insects, which require less maintenance and positively influence the increase in biodiversity around LCube investments, have also not been forgotten.

LCube is implementing a strategy consisting of building a diversified portfolio that will consist of both smaller facilities (about 10,000 m2), through medium-sized warehouses (50,000 m2) to traditional big boxes in logistics parks (over 100,000 m2). In addition to effectively acquiring new projects, the developer wants the company's hallmark to be actions such as focusing on tenant needs and implementing a sustainable development strategy. As the developer LCube emphasizes, all implemented facilities

will be certified in the BREEAM system and will focus on ecological and energy-saving solutions.
