The Tri-City is one of the key regional logistics markets in Poland. Gdańsk, a seaside metropolis which, together with Sopot and Gdynia, forms this agglomeration, possesses great economic potential, offering favorable conditions for business development in European markets. Its advantageous geographical location and the dynamic development of port infrastructure make this region increasingly attractive for companies involved in international trade and maritime logistics. This market is a subject of interest for tenants, and its development fosters global trade exchange.
Logistical and industrial activity in this region is driven by a strong local consumer market, a developing network of expressways, and access to the Baltic Hub seaport (a deep-water container terminal), located only 18 kilometers from the project in Koszwały.

MDC2 Park Gdańsk East will be built in the town of Koszwały, located 6.5 kilometers east of the Gdańsk border, near the Żuławy Zachód junction (S7 route). The planned launch of the investment will take place in 2025. The building area will amount to 84,000 sqm within a single building. The storage height in the building will be 12 meters, which will enable effective use of space and optimization of warehouse processes, and this will contribute to increasing operational efficiency.
MDC2 Park Gdańsk East will create new jobs, which will bring benefits to the residents of the Tri-City (760,000 people), Elbląg (125,000 people), as well as the entire region. The park will gain the opportunity to employ local specialists, which will contribute to the development of the local economy and increase the attractiveness of the Pomeranian labor market.
In terms of facility operation, MDC² guarantees broadly understood energy-saving solutions for tenants and building maintenance: increased wall insulation, roofs adapted for the installation of solar panels, electric car chargers, systems responsible for monitoring utility consumption, or rainwater retention. Furthermore, biodiverse areas, relaxation zones, and mini sports facilities will also be created around the buildings.
