MDC2 Park Gliwice with Outstanding rating in BREEAM certification

MDC² Park Gliwice has received confirmation of achieving the highest possible rating – Outstanding – in the BREEAM (Building Research Establishment Environmental Assessment Method) certification. This is one of the most recognized methods for assessing buildings in terms of their environmental impact. It evaluates, among other things, energy efficiency, water management, and indoor environmental quality.

The investment consists of three buildings with a total area of over 57,000 sqm, located on a 13.4-hectare plot. The investment was commissioned in the fourth quarter of 2023. Companies that decided to lease space in the investment include: Rohlig SUUS – one of the fastest-growing, leading logistics operators in Poland and AFL – a global leader in the information technology market.

MDC² Park Gliwice is an example of a successful investment in a revitalized post-industrial urban area. It was built on a former railway site that served as a factory for prefabricated houses. The project included land reclamation and preparation for new development.

Regarding the operation of the facility, MDC² provides comprehensive, energy-efficient solutions aimed at ensuring tenant comfort, operational efficiency, and reducing the investment's environmental impact. A Life Cycle Assessment (LCA) of materials was used to assess quality, evaluating the investment's environmental impact, and products with Environmental Product Declarations (EPD) were used.

Thanks to the use of wall thermal insulation, the building minimizes heat loss, which translates into lower heating and cooling costs (a 62% reduction in final energy consumption compared to reference buildings). The use of passive technologies allowed for an additional reduction in useful energy demand by an average of 40%. Thanks to the use of water-saving devices, such as aerators, solenoid valves, and leak detection systems, water consumption was reduced by over 66% compared to the average model. Regular monitoring of energy, water, and CO2 emissions was conducted at every stage of construction. At least 80% of the office space has access to daylight. Construction waste recycling was applied at a level of at least 97%. Wood with FSC and PEFC certificates was used for the construction of the facility.  The general contractor, Rexbud, which holds the ISO 14001 environmental management certificate, was responsible for the implementation of the investment.

MDC² believes in environmentally friendly mobility, which is why it provides convenient bicycle shelters to encourage tenants to use bicycles as an alternative to cars. When designing the surroundings, MDC² took care to create spaces conducive to biodiversity, which positively affects the local ecosystem. As part of this assumption, 170 trees, 50 sqm of shrubs, 250 sqm of wildflower meadow along with bird-friendly plants were planted, and special habitats were prepared for insects. The facility includes zones intended for relaxation and physical activity, which promotes both a healthy lifestyle and social integration. In the interest of sustainable development and as support for electric vehicle users, charging stations have been installed on the premises.

Thanks to these solutions, MDC² not only raises the standards of building operation but also significantly contributes to sustainable development and environmental protection.
