MLP Group increases the scale of speculative projects

MLP Group is starting the construction of facilities on a speculative basis in three logistics parks, with a total area of approximately 75,000 sqm. They will be ready for use by the end of this year and the beginning of next year. All investments will meet the highest ecological standards and will be subject to BREEAM certification.

“The situation in the modern warehouse space industry remains very good. We are observing an increasing market gap – despite slightly lower demand, the supply of new space has decreased significantly and is disproportionate. We see high demand from tenants looking for attractive facilities. Therefore, we have decided to increase the scale of speculative project implementation. We want to have more ready-to-use space in our portfolio that we can offer to potential tenants immediately. We see that part of the market is evolving in this direction. Thanks to space ready for lease, we will not only be able to satisfy high tenant demand but also generate higher rental returns,” emphasized Agnieszka Góźdź, Member of the Management Board, Chief Development Officer, MLP Group S.A.

The speculative investments being launched by MLP Group will be implemented in four logistics parks across our country. The projects will provide a total of approximately 75,000 sqm of modern space. The largest part, nearly half, will be built in MLP Pruszków II. Ready-to-use spaces will also be available in MLP Gorzów Wielkopolski and MLP Gliwice. The facilities will be commissioned by the end of this year and the beginning of next year.

As part of its warehouse portfolio expansion, MLP Group strongly focuses on sustainable development. In accordance with the Group's standard, all new investments are mandatorily covered by BREEAM certification at a level of at least “Very Good”. The MLP Group's strategy regarding ecological solutions also involves adapting existing facilities to the requirements of green certificates.

Innovative and environmentally friendly materials will be used in the construction of the facilities. The buildings will be equipped with devices that prevent excessive utility consumption. The use of installation metering (electrical, water, gas) divided into individual sections of the facility with the possibility of remote reading of utility consumption will allow for the optimization of their use. Rainwater tanks will also be installed. MLP Group carries out activities in the field of biodiversity through, among other things, planting trees, creating flower meadows, setting up insect hotels, and creating green areas. It also encourages cycling by building bicycle shelters. The plan includes waste sorting and recycling in all logistics parks through the launch of a “zero waste” program. A strategic task for MLP Group is also the development of photovoltaic installations.

In accordance with the “build & hold” strategy, MLP Group maintains the logistics parks in its portfolio after construction is completed and manages them independently. All projects implemented by the Group are also distinguished by the very attractive location of the logistics parks, the use of built-to-suit solutions, and support for the tenant during the lease agreement.”
