P3 Logistic Parks is building a giant warehouse for Chinese e-commerce

P3 Logistic Parks is building a modern facility that will play a crucial role in the European expansion of the Chinese B2C retailer.

Ochama has partnered with P3 to expand its warehousing and logistics network, improving operational efficiency in Europe. The facility enables 48-hour order fulfillment across Poland, with some orders eligible for same-day delivery, and increases the 48-hour order fulfillment rate in Germany to 80%," says Owen Zhao, Head of Warehouse Operations at Ochama.

Ochama is a subsidiary of JD.com Inc., also known in Europe as JINGDONG, the largest Chinese retailer by revenue.

Ochama offers home delivery services in 24 European countries. From January to October 2024, orders in Poland and Germany increased by 284% year-on-year.

The Poznań warehouse will serve as a key center for:

• warehousing,
• sorting,
• distribution of high-demand inventory.

It will enable efficient order processing and faster response times, enhancing the company’s ability to serve European customers.

P3 Logistic Parks: New facility for the Chinese B2C retailer

The new facility will include a warehouse of approximately 27,000 sqm and offices of over 650 sqm. The warehouse will feature above-standard height—12 m clear height—and reinforced flooring with a load capacity of 7.5 tons, the highest fire resistance class, which will allow for the installation of a multi-level mezzanine in the future. Additionally, the warehouse will include PIR-core panels for excellent insulation and a flexible Good-to-Person system, increasing picking efficiency threefold compared to traditional methods.
The facility will be built to meet the BREEAM certification requirements at the "Excellent" level.

The warehouse will be equipped with:

• solar panels for preheating water,
• energy-efficient LED lighting with an automatic control system,
• infrared faucets,
• greywater recycling systems to ensure green areas require no watering,
• bicycle shelters,
• electric vehicle charging stations.

The general contractor for the facility is Bremer.

P3 Poznań Park is one of the largest logistics parks in western Poland. It is located southeast of Poznań, near the dual carriageway S11, which connects to the A2 motorway, providing access to Warsaw in the east and Berlin in the west.
Tenants of the park include companies such as Westwing, PF Logo Express, Zaparoh, CEVA Logistics, British American Tobacco, GXO Logistics, and Colian Logistic.
