Panattoni completes production and office complex for Danfoss Poland

Panattoni completes production and office complex for Danfoss Poland. The building complex with an area of over 13,000 sqm, along with accompanying infrastructure, was completed one year after construction began. It employs over 350 operators and houses 45 production lines, which manufacture, among other things, solutions that increase the efficiency of refrigeration systems in the food industry. This is a flagship example of an investment project involving the relocation of production lines while maintaining production continuity. The investment will serve the company in serving customers worldwide and will also support Danfoss in achieving zero-emissions by 2030. The general contractor is the company Dekpol. 

One year after construction began, Panattoni completed the demanding process of delivering a production, warehouse, and office complex with an area of over 13,000 sqm for Danfoss Poland - a branch of the Danish manufacturer of energy-efficient components and technological solutions for, among others, refrigeration and air conditioning, heating, the drive industry, and mobile machinery. It will manufacture solutions for commercial and industrial refrigeration. The construction of the investment in Grodzisk Mazowiecki fit perfectly into the operation of the company's Mazovian campus. It did not negatively affect processes in the company's adjacent factory and allowed for the maintenance of production continuity, as well as the regular relocation of 45 production lines and Danfoss assets from a plant in Denmark.

In the completed complex, the production part occupies 10,000 sqm. Furthermore, the office and social area amounted to 2,300 sqm, and the technical building to 1,300 sqm. In the final stage, the developer also completed over 1,500 sqm of warehouse space. A Research & Development department was established on the site, which will be of key importance for all of Danfoss's global operations. The facility completed by Panattoni was also equipped with advanced automation and robotics technologies, which guarantee the highest quality of products.

„During the implementation, we faced a number of challenges” – says Marek Foryński, BTS Managing Director at Panattoni - „Short construction time, execution of the first stage in winter, and the creation of the facility in the vicinity of an already existing plant, without impact on current processes. Furthermore, our task was to facilitate the relocation of production lines from Denmark. With such a scale of requirements, our experience was worth its weight in gold”. The tight schedule included, among other things, additional planning procedures.

„We ensured that, despite the pandemic, the continuity of the construction teams' work was maintained, and we also ensured the efficient work of the designers responsible for the executive documentation. Moreover, the production hall was built on the site of an existing parking lot, which required a change to the local spatial development plan. Despite the challenges, the installation of the first production lines began after just 7 months”. - adds Michał Chodecki, BTS Development Director at Panattoni.

„Each stage of construction was completed successfully thanks to the very good cooperation between Danfoss and Panattoni and the general contractor, the company Dekpol. The lightning-fast pace of the factory's completion, and in the meantime also the warehouse for finished goods and production components, were of key importance for limiting the impact of the factory relocation on our customers”. - confirms Adam Jędrzejczak, President of Danfoss Poland.

Panattoni has completed over 14 million sqm in Europe, of which approx. 8 million has already undergone certification confirming that the investment was created in accordance with sustainable development principles. The developer is an important partner for companies with ambitious climate neutrality goals, such as Danfoss. The company aims to achieve zero-emissions as early as 2030. Furthermore, the core of its activity – the production of energy-efficient components and technological solutions - drives green changes for hundreds of companies. – ”Therefore, the new factory - including energy-efficient industrial and refrigeration solenoid valves - had to be one hundred percent in line with the direction the company sets for itself and its business partners" – adds Marek Foryński.

Both the new production-office facility and the warehouse section have been equipped with a wide range of energy-saving solutions. Danfoss Poland uses, among other things, a heat recovery system from chillers or air compressors, which allows for the efficient preparation of domestic hot water as well as heating the halls and offices. Furthermore, heat pumps and electric boilers were used – which will allow covering demand during peak periods – as well as ventilation with heat recovery. Advanced building management system (BMS) will additionally monitor limited energy consumption. Panattoni also reinforced the roof of the investment for photovoltaic installations.
