Panattoni Danfoss BTO – a low-emission factory in Grodzisk Mazowiecki, has been named among the four candidates for the award in the Best Industrial & Logistics Project category as part of the MIPIM Awards. The awards gala will accompany the largest real estate industry event in the world.
MIPIM is an event with a 33-year tradition, which takes place every year at the end of the first quarter in Cannes, France. The event includes exhibition space, networking events, and conference sessions with leading global experts. The upcoming edition will run from March 14 to 17. The organizers expect the participation of over 20,000 people and approx. 2,400 companies that will present their offer. This year's MIPIM will host representatives from over 80 countries.
The MIPIM Awards ceremony will take place on March 16 at 6:30 PM at the Palais des Festivals in Cannes. 186 projects from nearly 40 countries were submitted to the competition, and 4 projects were selected in each of the 4 categories. In the „Best Industrial & Logistics Project” category, the low-emission factory built by Panattoni for Danfoss – a global manufacturer of energy-efficient components and technological solutions, including for refrigeration and air conditioning, heating, and the drive industry - in Grodzisk Mazowiecki qualified for the final. The Polish project will compete with investments completed in France, Switzerland, and the USA. Panattoni Danfoss BTO is one of two representatives of Poland in the decisive stage of the MIPIM Awards. In the „Best Urban Regeneration Project” category, the Norblin Factory was among the 4 final projects.
„The project for Danfoss Poland indicates the directions in which the entire industrial sector is heading – energy efficiency and zero-emission. Being in the final four in its category, in such a prestigious competition, is a confirmation of Panattoni's enormous development in the field of sustainable construction, as well as the growing possibilities of „tailor-made” solutions. Our BTS department has already completed over 100 investments in Central Europe, and the nomination in the MIPIM Awards confirms that our projects represent the highest global level.” - says Marek Foryński, BTS Managing Director at Panattoni.
The factory for Danfoss was built in such a way as to save as much energy as possible and use so-called „heat gains” from production processes, from chillers and air compressors, which allows for effectively heating the halls and offices and preparing domestic hot water. In transitional and winter periods, the primary source of heating is heat pumps, supported by heat recovery from the above processes. Heating, cooling, and ventilation installations as well as production machines are powered by green electricity. All technical installations in the Grodzisk investment are controlled by an advanced building management system (BMS), which additionally supports the improvement of energy efficiency and the operation of the entire facility. The construction of the production hall and warehouse buildings is prepared for the installation of a photovoltaic system. The developer also increased the insulation of the hall to reduce thermal energy losses.

The construction of the investment in Grodzisk Mazowiecki fit perfectly into the company's campus operations. It did not negatively affect the processes in the neighboring factory of the enterprise and allowed for the efficient transfer of 45 production lines, a warehouse, a laboratory, and maintenance functions from the plant in Denmark. A research and development (R&D) department was also created on the investment site, which is of key importance for Danfoss's business operations in Poland and around the world. The facility completed by the Panattoni BTS department was also equipped with advanced technologies in the field of automation and robotics, which guarantee the highest quality of products.
„The factory for Danfoss Poland was completed in the BTO formula for the company's ownership, which confirms the enormous trust placed in Panattoni. This is a unique project on the scale of Danfoss's global portfolio in terms of the degree of advancement of sustainable and energy-efficient solutions. Therefore, the developer had to be a guarantor of effective implementation.
