
Panattoni is consistently driving the development of emerging markets in Poland and is commissioning another investment in the Lublin region. The first tenants are starting operations at Panattoni Park Lublin IV.
Panattoni has already delivered over 250,000 sqm of modern industrial space in the Lublin Voivodeship. This consists of three industrial parks, including the largest in Eastern Poland, Panattoni Park Lublin II, and two build-to-suit facilities completed for logistics operators: DB Schenker and Rohlig SUUS Logistics. The developer is not slowing down and is commissioning another investment. Panattoni Park Lublin IV is a complex of two buildings with a total area of 52,000 sqm, which was built in the Economic Activity Zone in Świdnik.

This proves the great flexibility of the complex and the potential for diverse production and logistics processes. The tenants are companies with an international reach – they conduct highly specialized operations involving non-standard needs, to which Panattoni as a developer has responded" – says Dorota Jagodzińska-Sasson, Managing Director at Panattoni.
The company KOSTAL Automobil Elektrik, specializing in providing solutions for the automotive sector, has signed a contract for over 17,000 sqm of space, including dedicated production areas fully adapted to the tenant's needs, a warehouse, and an office.
Due to the nature of their business, individual space customization was also necessary for the company Leciforce – a producer of high-quality lecithin and phospholipids. These products are used in, among others, the pharmaceutical and cosmetic industries – this type of production requires a technologically advanced facility that meets the requirements and rigorous standards imposed by sanitary regulations.
Another tenant of the park is the company Mastermedia. A global leader in the export of Polish food has started warehousing and distribution processes on an area of 14,000 sqm.
The newest tenant is MM Lublin. A producer of folding boxes and self-adhesive labels for the cosmetic, pharmaceutical, and healthcare market, which supplies customers located in Western, Central, and Eastern Europe, will conduct warehousing processes in the new park.

The Lublin Voivodeship is currently becoming the driving force of all of Eastern Poland and is attracting international players. This is facilitated by access to labor resources, including qualified staff, constantly developing infrastructure – subsequent communication routes led by the international Via Carpatia route and a new air cargo terminal, as well as dynamic growth in the volume of modern space, in which Panattoni's investments play a huge part" – summarizes Dorota Jagodzińska-Sasson.
Panattoni Park Lublin IV was built in Świdnik, in the immediate vicinity of the region's capital. An additional advantage is the proximity of the Lublin Airport, where a new cargo terminal is currently being built. The complex is located at the Lublin-Zadębie junction, which is a meeting point for the S12 roads – ultimately connecting Central Poland with the eastern border – and the S17, running from Warsaw to Lublin, and in the future to the south-eastern border. The investment also guarantees excellent access to the S19 road, which is part of Via Carpatia.
The Świdnik park will undergo BREEAM certification at the Excellent level, which meets Panattoni's technical requirements. The roofs of both buildings in the complex have been reinforced for the installation of photovoltaic systems – this standard has been in force at Panattoni for 2 years. Sustainable construction solutions have been implemented, such as increased wall insulation or a significant reduction in primary energy (EP) demand, and one of the tenants will additionally benefit from a heat recovery system from compressors.
Solutions for future park users have been taken care of. A recreation and relaxation zone with picnic tables and an entrance to the facility in the style of a pocket park has been provided, and the office space has been adapted for people with disabilities. Solutions supporting sustainable transport include covered bicycle parking and charging stations for electric cars, and additionally, 5 percent of parking spaces have been allocated for a car-sharing system. In accordance with the ecologist's guidelines, a flower meadow will be created on the investment site and several dozen trees will be planted – including common maples and small-leaved limes. Nesting boxes for birds and insect hotels will be installed. A retention and infiltration basin has also been built. It mimics the natural water cycle – retention protects the local ecosystem, reduces soil erosion, and surface pollution."
