Panattoni expands the Lower Silesian Wrocław Campus project and acquires 35 ha of land

Panattoni has purchased 35 ha of land and will start the construction of new buildings with an area of 160,000 sq m in the second quarter of this year as part of the Wrocław Campus.
The gigantic area confirms the potential. The space delivered by Panattoni in Lower Silesia totals approx. 2.5 million sq m, and the developer currently has warehouse space under construction totaling over 200,000 sq m. After the expansion, the Wrocław Campus itself will have 350,000 sq m within 6 buildings on an area of 75 hectares. Modern and eco-friendly warehouse spaces within the complex are already being used by giants of the e-commerce and automotive industries: ID Logistics/Amazon, the Korean logistics operator Unico, and the automotive cable manufacturer Leoni.

On the newly purchased land, Panattoni will begin the construction of two buildings with a total area of approx. 160,000 sq m in the second quarter of this year. Nearby the park are, among others, Amazon facilities, and in the same region is the complex of the Korean company LG, which includes the largest lithium-ion battery factory for electric cars in Europe. This means huge business potential, including for the e-commerce and automotive industries, especially in combination with an excellent location. The close proximity to world-renowned manufacturers as well as the S8 road and the Wrocław Południe (A4) motorway junction allows for efficient transport towards the Czech Republic, Germany, and practically all cities in Poland.

"Global brands are betting on the capital of Lower Silesia, gaining the ability to quickly reach numerous European markets at lower operating costs in Poland compared to Western Europe. In the third quarter of 2022, the Wrocław region ranked third in the country in terms of demand for industrial space, with a result of about half a million sq m. The demand is still huge, which is why we are carrying out further gigantic investments in strategic locations" – says Marek Dobrzycki, Managing Director at Panattoni, and adds: "The main driving force behind the Wrocław Campus will be e-commerce, which will benefit from the international potential of the investment. The e-commerce sector in Europe was worth approx. 730 billion dollars at the end of 2021, and according to forecasts, it is expected to reach 1.2 trillion dollars in 2025. Due to its strategic location, Poland has become a hub for the largest markets on the Old Continent, and Lower Silesia is one of the most important centers".

The Wrocław Campus will undergo environmental certification using the BREEAM method at the Excellent level – the highest currently on the Polish industrial real estate market. The developer will, among other things, reinforce the roof for photovoltaic installations and prepare green areas, increasing the visual attractiveness and biodiversity of the investment. Panattoni will also implement the accompanying road, electrical, water supply, and sewage infrastructure.
