Panattoni has completed the third stage of Panattoni Park Zielona Góra III which is now 80% leased. ECE Logistics remains the largest tenant with its largest single-location lease being in the centre. Furthermore, in the first half of 2024 the company is to occupy two more areas with a combined area of 410 sqm this time for office use. ECE Logistics uses the Zielona Góra location to service e-commerce clients.
Panattoni has already delivered almost 750,000 sqm in the Lubuski region with more than 165,000 sqm still under construction. The developer is responsible for almost half of the total volume of industrial space in one of the fastest growing markets in the country. “After the first half of the current year, the Lubuski region found itself just behind the so-called big five. This just demonstrates the huge progress the region has made in recent years. The combination of being close to Poland’s western border with a growing stock of extremely high-standard industrial buildings is attracting modern business that can gain a base for international operations. It is exactly such locations as Zielona Góra that have the potential to become a hub for companies expanding into new markets,” – states Dorota Jagodzińska-Sasson, the Managing Director at Panattoni.
Panattoni’s three-park complex in Zielona Góra is an example of this potential. Two parks with a combined area of 137,000 sqm have been completed and fully commercialised. The construction work on Panattoni Park Zielona Góra III has also been completed and the 30,000 sqm space is almost fully leased. The centre is used by a global manufacturer and distributor of distilled spirits as well as by logistics operator ECE Logistics, which from November this year has been operating from 11,500 sqm of fully leased space. This is the largest area leased by the company in a single location. The availability of fully leased industrial space, allows the logistics firms to significantly broaden its client base and to provide comprehensive support to its business partners as they expand into foreign markets. ECE Logistics is to run operations for its e-commerce clients from the new centre and to serve markets in Germany in France to the West and the Czech Republic to the South.
One of the major factors in the selection of a location strategy for ECE Logistics was the high standard of sustainable solutions that will help the company achieve its ecological goals. Panattoni’s centre perfectly meets these requirements: it is undergoing BREEAM certification for a rating of Excellent and the construction of Panattoni Park Zielona Góra III was preceded by a comprehensive report drawn up by a qualified ecologist who identified the challenges to biodiversity and for improving the ecology of the grounds. Panattoni is planning not only to fulfil the the ecologist’s guidelines but also go beyond them by for example creating around 1,000 sqm of green space, twice as much as the recommendation. As part of the project, the developer is also to provide shelters for invertebrates, insects and birds as well as to reduce CO2 emissions by improving the insulation of the walls and the roof. Furthermore, workers will be able to make use of facilities for cyclists as well as charging stations for electric vehicles.
The last 5,000 sqm section of Panattoni Park Zielona Góra III remains to be leased. The space is suitable for logistics, e-commerce and manufacturing operations. The future tenant will benefit from the park’s superb location, which is close to the A2 motorway providing a fast connection to the most important cities in this part of Europe including Warsaw, Poznań, Łódź and Berlin. The S3 road also runs nearby, connecting Western Pomerania with Poland’s southern border.
