Panattoni has purchased land near Warsaw

Panattoni will expand its warehouse facilities near Warsaw. The developer already has 176,000 sq m of modern industrial space in Janki and is announcing more. The company has purchased an additional 3.14 hectares of land, right next to the S8 route - one of the most important expressways in Poland (Wrocław – Białystok). Such a location will facilitate logistics services for the capital itself, as well as for the country and Europe.

Panattoni has acquired a plot of 3.14 hectares of land in Janki, near the Puchały junction on the S8 route (Bohaterów Bitwy Warszawskiej 1920 r. route), connecting Białystok with Wrocław (ultimately Kłodzko and the Czech border) via Warsaw and Łódź. The developer already has 176,000 sq m of modern warehouse space in Janki, and the expansion of warehouse facilities in this location will create optimal conditions for distribution to the Warsaw market, as well as Central Poland and the whole of Europe. This is enabled, among other things, by quick access to the S2 route, which is not only the southern bypass of Warsaw, but also part of the A2 motorway running from the Polish-German border towards Belarus. Additionally, the S8 route on the Warsaw – Ostrów Mazowiecka section is part of the Polish section of the „Via Baltica”, which is intended to connect the Baltic states with the rest of Europe. A few kilometers south of the Puchały junction, there is also an exit from the S8 to the S7 road towards Kraków and the Slovak border.

The Warsaw region is the fastest-growing warehouse market in Poland. Almost one-quarter of the nearly 20 million sq m of all warehouse space in Poland is located here. This is due to a huge and constantly growing sales market, already offering access to 2.6 million consumers, as well as a central location and excellently developed transport infrastructure connecting the capital with the whole of Europe. 

„That is why warehouse halls in Warsaw and the surrounding area are attracting an increasing number of tenants. Those located in towns near the capital are particularly popular, which results from low availability and high land prices in Warsaw itself. They are also favored by the proximity of main transport routes and strategic road junctions, which greatly facilitates domestic logistics as well as access to the capital itself. It is no wonder, therefore, that out of 1.1 million sq m of new space delivered by developers in the first half of this year, as much as 325,000 sq m fell to the Warsaw region. – explains Michał Samborski, Head of Development, Panattoni.

The land purchase will allow for the planning of the fourth Panattoni warehouse complex in Janki – alongside several facilities built in the BTS formula, completed by the developer just in the vicinity of Janki, by the S8 route. In total, in the entire Warsaw region, Panattoni has 777,000 sq m of space and has another 55,000 sq m under construction.
