Panattoni has started construction of a new TRILUX factory in Poland

The latest, and at the same time the first, TRILUX Group factory in Central and Eastern Europe is being built in Świdnik. The company is a global lighting expert specializing in ecological and technologically advanced B2B solutions. The 23,000 sqm facility, meeting BREEAM certification criteria, will be built by Panattoni. The new factory will employ 250 people, but more importantly, it will ultimately be a key hub for the TRILUX Group in this part of Europe. This is a great opportunity for the Polish economy, and above all for the Lublin region, which is striving to attract such global investors.

On February 15, 2024, a cornerstone laying ceremony took place in Świdnik for the first factory of the German investor in Poland. The TRILUX Group already has six production plants in Europe and Asia, and has been present in Poland since 2004 through a sales office in Warsaw, from which it has served business customers from Eastern Europe until now. In the B2B model, the company offers "smart" lighting solutions dedicated to office buildings, industrial, commercial, educational, or healthcare facilities, as well as effect lighting used in architecture both outside and inside buildings. The company's flagship solutions include those offered under the TRILUX SIMPLIFY YOUR LIGHT and Zalux brands.

– "The investment will enable the TRILUX Group not only to increase production and assembly capacity and streamline logistics in this part of Europe, but also to develop new products and conduct administrative and IT operations," emphasizes Hubertus Volmert, CEO of the TRILUX Group, and adds – "Our goal is consolidation, but also further sales growth and strengthening our position in the extremely rapidly developing markets of Central and Eastern Europe."

TRILUX entrusted the task of building the new production plant in Świdnik to Panattoni, which has already delivered over 14.6 million sqm of industrial space in Poland, of which about 30 percent are built-to-suit (BTS) projects. Its portfolio in Central and Eastern Europe already includes over 100 facilities built in the built-to-suit formula. This latest one is being built in the Świdnik Economic Activity Zone, and the advisory agency CBRE brokered the transaction.

The cornerstone laying ceremony was attended by representatives of TRILUX – Hubertus Volmert, CEO, Arkadiusz Lewenko, General Manager Central & Eastern Europe, and Piotr Mokrzan, Plant Manager; Panattoni – Maciej Zawada, BTS Development Director; as well as representatives of local authorities – Waldemar Jakson, Mayor of Świdnik, Marcin Dmowski, Deputy Mayor of Świdnik, and invited guests. Completion of the facility is scheduled for June of this year.

The nature of built-to-suit facilities requires an individual, partnership approach and an excellent understanding of the client's needs," says Maciej Zawada, Development Director at Panattoni BTS.

The factory with an area of almost 23,000 sqm will be the first such facility of the TRILUX Group in Central and Eastern Europe, and as Marek Foryński, Managing Director, Panattoni BTS emphasizes – "The choice of Świdnik confirms both the huge potential of this city and the importance of Poland for the development of enterprises in the CEE region. In line with current trends, the location of the plant will allow the company to be closer to customers, and consequently secure supply chains and react faster to the dynamic needs of the local market. Our role is to provide a perfectly matched facility that will enable effective use of the location's potential in the long term."

"I believe that with the democratic and open work culture, which is a real differentiator for TRILUX as an employer, we will be able to attract not only many talented experts in the field of modern technologies and eco-design to our plant in Świdnik, but also people with specializations such as process engineer for supply chain management or production planner," he adds.

I am glad that once again we managed to attract an investor offering ecological solutions, which is consistent with the city's development policy," adds Marcin Dmowski, Deputy Mayor of Świdnik. 

The new plant is an important element in the TRILUX company's sustainable development strategy. Shortening transport to European recipients will reduce the carbon footprint, and Panattoni will take care of standards related to sustainable construction. The building will undergo BREEAM certification at the Excellent level. Both in the production hall and in office spaces, modern lighting will be implemented along with the DALI control system (system elements and luminaires will be provided by TRILUX). The facade walls and the roof of the building will have increased insulation, and internal and external blinds will be installed in the windows. In addition, the building's roof will be reinforced, which will allow for the installation of a photovoltaic system in the future. Bicycle infrastructure is provided for employees, as well as charging points for electric cars. An extensive arrangement of greenery and small architecture is in the design phase in front of the office entrance and by the terrace, which will include, among other things, benches, multi-species flower beds, and mineral surfaces. In the interest of preserving biodiversity, a flower meadow, plantings of native tree and shrub species, and insect hotels are also planned.

The TRILUX factory will be located in the vicinity of important transport hubs and the S12 and S17 roads, which will allow for rapid distribution within the country and the entire CEE region. An additional advantage of the location is the proximity of the Lublin Airport. The company will also use the human potential of the region, including Lublin, which is an important academic center.
