Panattoni launches construction work on the largest City Logistics park in Poland

Panattoni is to deliver 44,000 sqm to the Raben Group – one of the largest logistics operators in Poland. The City Logistics Poznań III park, which is to be the largest development in this sector, will be built on the outskirts of the city on ul. Obodrzycka. This is not the first time the two companies have worked together this year in the Wielkopolska region.

Since the Raben Group first started working with Panattoni, it has signed leases for more than 210,000 sqm and has so far occupied centres in the Tricity, Warsaw and Łódź regions.  This collaboration is of particular significance in Wielkopolska, where the first development of 26,000 sqm was handed over more than ten years ago. This year the logistics operator has already taken up over 12,000 sqm in the village of Swadzim in Panattoni Park Poznań XII. Now Raben has broken the record for the most space leased by one company in a City Logistics facility by taking the entire 44,000 sqm park located on ul. Obodrzycka in Poznań. Within the centre, it is to make use of a 4,200 sqm temperature-controlled area as well as office space of an extremely high standard. The logistics operator is to start its operations in City Logistics Poznań III from July 2024.

“Poznań is one of the most important logistics centre in Europe and acts as a stepping stone between Warsaw and Berlin. Players with international reach are always going to take interest in locations in this region. The Raben Group is not only going to receive a park that, since it is so close to the A2 motorway, will allow it to serve many markets in both Poland and Europe, but also a development located on the outskirts of the city, which will be of significant benefit in the hiring of workers. Poznań provides fantastic conditions for the development of the City Logistics sector,” comments Katarzyna Kujawiak, the Development Director of Panattoni.

The project is to be developed to extremely-high sustainable construction standards, which are to be validated by botha BREEAM certificate with a rating of ‘Excellent’ and FM Global certification awarded by the world’s largest insurance association based in the US. The tenant will have a host of energy and water saving solutions as well as many others to improve user well-being. Furthermore, Panattoni is to provide for the biodiversity of the site by creating green areas. The centre will be perfectly aligned with the climate policies of the Raben Group, which recently received a silver EcoVadis award and is one of the top 25% of companies in the world that best integrates its non-financial (ESG) commitments into its strategy and operations. 

“The new warehouse in Wielkopolska will make it possible for us to further develop our relationships with our long-standing clients while also increasing our possibilities to run new projects in what is a key location for both Poland and Europe. This space will not only meet the Raben Group’s highest requirements in regard to safety, operations and the environment, but will also complete our portfolio in the Poznań area with a specialised storage area for urban logistics as well as with space for temperature and moisture controlled storage. With the new warehouse, we will be able to provide comprehensive logistics services comprising both storage and a full range of value added services, such as container, customs and distribution services. Because of the good connections to Germany and Scandinavia that our distribution network has as well as to other Western European countries, we may decide to locate further Central European warehouses in Wielkopolska,” – adds Lucyna Zaborowska-Princ, the Regional Director for Raben Logistics Polska in Poznań.

City Logistics continues to grow. Panattoni is in the final stretch to surpassing 600,000 sqm of delivered space in the City Logistics sector. Such urban centres make a superb platform for serving last mile logistics. This year, the company broke the record for space delivered in Warsaw by completing almost 40,000 sqm in City Logistics Warsaw IV in Annopol. Now, the company is to break this sector’s 40,000 sqm barrier for the first time with its Poznań development. Such centres demonstrate huge potential for classical logistics as well as R&D departments and even, with their high-standard office space, as company headquarters
