Panattoni has secured financing for the development of one of its urban parks in Warsaw – City Logistics Warsaw IX in Targówek Fabryczny. A loan of 10.5 million euros was provided by Bank Gospodarstwa Krajowego.
Panattoni has been developing the City Logistics segment for 5 years, and to date, it has delivered over 560,000 sqm of last-mile facilities. In this area, one of the most important markets is Warsaw, where the developer has completed urban facilities with an area of nearly 150,000 sqm. Now, the development of the capital's portfolio has been supported by BGK, which provided a loan of 10.5 million euros for the construction of City Logistics Warsaw IX. The investment is being built in Warsaw's Targówek district, on Utrata street, and will occupy over 14,000 sqm.
- „City Logistics is a segment with enormous potential, which is also recognized by banks and financial institutions. These facilities are modern business and industrial platforms, adapted to carry out diverse processes for a wide range of tenants. These are last-mile facilities, courier hubs, production plants, and increasingly, laboratories, showrooms, or R&D departments are being established on their premises. Their versatility attracts tenants, allowing them to get closer to the end customer, which is why they constitute an important element of the future of the industrial space market. We are pleased that financial institutions such as Bank Gospodarstwa Krajowego want to participate in this forward-looking solution” – says Karina Trojańska, Chief Financing & Operating Officer – Poland, Panattoni.
The versatility of urban facilities attracts dozens of industries and types of business – from logistics, through e-commerce, production, and services, to laboratories. The potential is confirmed, for example, by the company Inter-Mlecz, which has leased 6,500 sqm within the developing City Logistics Warsaw IX. The distributor of major food brands will use, among other things, freezers and cold stores. The ability to create rooms with the indicated temperature regime and the efficient relocation of operations from a nearby facility proved to be key advantages of Panattoni in the context of cooperation with Inter-Mlecz.
By developing City Logistics Warsaw IX, Panattoni once again confirms the attractiveness of right-bank Warsaw. The developer, among other things, completed its largest urban segment investment in Poland in Annopol – City Logistics Warsaw IV, which occupied nearly 40,000 sqm. One of the facilities was entirely leased by the company TRUMPF Huettinger, which will serve, among others, markets in the USA, Japan, Korea, and China. This indicates the huge potential of City Logistics in the context of the nearshoring and reindustrialization of Europe. For manufacturing companies, access to employees is crucial, also in terms of highly qualified staff. Urban locations with high populations, which are simultaneously strong academic centers, perfectly meet these needs.
