Panattoni, the world's most active industrial real estate developer, is starting construction on City Logistics Kraków Airport II, worth 34 million euros, which will be located in the vicinity of the Balice Airport – the second largest airport in the country. The investment will become an excellent platform for, among other things, last-mile logistics or e-commerce.
The Kraków industrial space market shows one of the lowest vacancy rates in the country – below 1 percent – and the demand for modern facilities is not decreasing. Panattoni, responding to the demand, is starting construction of City Logistics Kraków Airport II with a target area of 21,330 sq m within a single building. The investment will be completed at the beginning of 2024 and will be built in the immediate vicinity of the international airport in Balice. This is the second largest airport in the country, which in 2022 handled 7.4 million passengers, nearly 2 million more than the airport authorities' forecasts from the beginning of the year. The location will provide excellent exposure to the Kraków market, supporting last-mile logistics, especially for the e-commerce industry.
The facility will also be located in the immediate vicinity of the A4 motorway, which will allow for a lightning-fast connection with key centers of southern Poland – such as Rzeszów, Katowice or Wrocław – as well as the south-western and south-eastern borders. The investment will also be within less than two hours of the Czech and Slovak borders.

Kraków is a city with the second largest population in Poland, and the airport in Balice is the second largest in the country in terms of passengers handled. Our new investment allows us to take advantage of the huge assets of the location and is excellent news for businesses that need industrial space in this region. Furthermore, City Logistics Kraków Airport II is being built at an ideal moment, when the plans for the Kraków airport include the construction of a new cargo terminal, which will naturally expand the port's transport capabilities. We are not slowing down and are planning further investments in Małopolska – says
Michał Samborski, Head of Development at Panattoni.Panattoni is constantly developing its portfolio in the region, where it has already delivered approx. a quarter of a million sq m of industrial space. At the beginning of this year, the developer delivered 21,000 sq m for Trivium Packaging - a global manufacturer of metal packaging – and this was the largest completed project for a single client in the company's Kraków portfolio. Panattoni's development in Małopolska has created a demand for a new regional office. In the first quarter of this year, the company leased nearly 600 sq m of space in the W3 building on Wadowicka Street in Kraków, where a team of over 20 people works. This is over 5 times more space than the previous headquarters of the Małopolska branch, additionally providing excellent connections to the city center, the Main Railway Station and the airport in Balice, as well as a view of the old part of the Podgórze district and Wawel.more space than the previous headquarters of the Małopolska branch, additionally providing excellent connections to the city center, the Main Railway Station and the airport in Balice, as well as a view of the old part of the Podgórze district and Wawel.
