
Panattoni has started construction of a BTS investment for Solaris Bus & Coach. It is a warehouse facility with an area of over 10,000 sq m, located in Bolechowo near
Poznań - just 150 m from the company's existing factory. The new development will play a key role in the supply chain of parts and components for vehicle production. The buildings will be connected in terms of both road infrastructure and utilities. The BTS facility for Solaris will be completed at the turn of the first and second quarter of 2022.
Panattoni will once again support the client's development within a single location by providing a warehouse located next to the production hall. This time, the developer will build a 10,000 sq m BTS facility for Solaris Bus & Coach - one of the European leaders in the production of buses and trolleybuses – which is part of the Spanish CAF group. The investment will be built in Bolechowo near Poznań, 150 m from the existing plant. For the purpose of the project, Panattoni purchased a previously separated property from Solaris, which it will prepare for operations by mid-2022. The facility will store parts used for vehicle production in the adjacent hall, and the investment itself will play a key role in the supply chain of parts and components for the production of buses and trolleybuses. The developer will ensure proper connection of the buildings – both in terms of road infrastructure and utilities.

Marek Foryński, Managing Director BTS, Panattoni.Out of the total area of 10,100 sq m, as much as 2,250 sq m will be occupied by modern social rooms (including changing rooms, rooms for drivers, dining room) and office spaces, properly examined in terms of acoustics, air flow, and access to daylight. Furthermore, both in this part and in the warehouse area, the developer will implement advanced solutions for smoke detection. In the area of multi-level warehouse mezzanines, it will, among other things, expand the general ventilation, smoke extraction system, or additional levels of the sprinkler system. In addition, Panattoni plans to adjust the layout of lighting and the number and arrangement of internal hydrants to the rack layout. The developer also plans to reinforce the roof structure for the installation of a photovoltaic system. The layout of the panels will be adjusted to the placement of smoke vents and skylights. Using solar energy to power the building is one of the sustainable solutions that will be found in the facility, and the investment itself will undergo BREEAM certification.
Both the BTS facility being prepared by Panattoni and the existing plant are located in a strategic location, approx. 8 km from the borders of
Poznań and 20 km from its center. Furthermore, the A2 motorway connecting, among others, Berlin, Łódź, and Warsaw runs 25 km from the buildings, and the S11 expressway, which will ultimately connect Katowice in the south with Koszalin on the Baltic coast, runs just over 20 km away.
The facility in Bolechowo is another example of a Panattoni project that allows for the creation of an efficiently operating warehouse and production system. In 2019, the company completed the largest household appliance factory in Europe – the BSH plant in Łódź. The 57,000 sq m facility was successfully connected to the adjacent logistics center using two covered and enclosed connectors, each 58 m long. The developer used a similar solution in projects for Internsack Poland in Nysa and Sanden Manufacturing Poland in Polkowice. In the first case, the warehouse facility was connected to the production plant at a height of 4.5 meters, and in the second case, there was a partially overhead connector between the buildings. Such solutions allowed for flexible and efficient management of finished product turnover.
Development within the Bolechowo location confirms the huge potential of
Poznań and the surrounding area. It was this market that enjoyed the highest demand in the warehouse sector in the first half of 2021, with a result of 650,000 sq m, outperforming the competition by nearly 100,000. Panattoni has already exceeded 1 million sq m of delivered space in the region and is not slowing down.
