Panattoni hits the bullseye once again with a new location. Construction of Panattoni Park Piła with an area of over 44,000 sqm has just started, and 90 percent has already been leased. As much as 33,500 sqm will be occupied by a logistics operator that will serve Signify (formerly Philips Lighting) – a global leader in the field of lighting. The investment will implement solutions in the field of energy-efficient and intelligent lighting based on the Philips Dynalite system, which perfectly fit into Industry 4.0 trends. The tenant will also benefit from a photovoltaic installation, and green technologies will allow for BREEAM certification at the Excellent level.
The future of lighting at Panattoni Park Piła. LED technology has become an accelerator of savings in industrial real estate in recent years, as well as a key weapon in the fight against excessive CO2 emissions. The facility, equipped with a modern lighting control system, will save up to 274 tons of CO2 per year. The ecological development of this segment is driven by Signify (formerly Philips Lighting) – the global number one in intelligent lighting, which is constantly growing and focusing on the Polish market. The company will use 33,500 sqm of space at Panattoni Park Piła at the beginning of 2023.

The space for Signify will be equipped with the Philips Dynalite lighting control system, which will provide motion detection and automatic lighting adjustment relative to daylight. Additionally, data from the lighting will be collected and displayed in the form of energy consumption and occupancy charts in dedicated software, supporting ongoing infrastructure maintenance. Another innovation will be luminaires equipped with technology that allows for the localization of devices in space. Each luminaire will act as a point transmitting a special code, read by a camera in a mobile device. Such a solution allows replacing radio antennas and can be used in order picking processes. Furthermore, circular lighting will be used at the facility. The luminaires have been designed in accordance with the principles of the circular economy, in order to minimize waste and negative environmental impact. They are also characterized by one of the highest efficiencies on the market, which will translate into lower maintenance costs. Signify's lighting will illuminate both the interior of the warehouse and the outdoor area. The logistics operator will also benefit from a fast-charging system for forklifts and photovoltaic panels. Green solutions will allow obtaining a BREEAM certificate at the Excellent level.
For over 60 years, Piła has been one of the most important centers for the production of lighting components in Poland. From the Lumen and Polam plants, through their acquisition by Philips to its transformation into Signify – which is the global number one in conventional, integrated, and LED lighting – and the opening of the Lighting Luminaire Plant at the end of last year. By starting the implementation of its first park in Piła, Panattoni has created an opportunity to support a rich tradition and provide a platform for the implementation of the latest solutions in the field of industrial lighting.
Panattoni Park Piła is being built in a strategic location - at the intersection of National Road 10, which runs almost from the capital itself to the western border beyond Szczecin, and DK11, which connects the north-western and southern parts of the country. The park will be located less than 100 km from two constantly developing markets – Poznań and Bydgoszcz, 5 km from the center of Piła and will provide, among other things, efficient access by public transport from the city. The complex will ultimately occupy 44,100 sqm within two buildings and has already been almost entirely leased. Modern space in an attractive location is an excellent choice for logistics companies, e-commerce, as well as local enterprises.
Panattoni Park Piła is the first speculative space implemented by the developer in this location. Previously, the company delivered a BTS facility for Thule Group - a global leader in products that facilitate the transport of items. The project was built in Piła, in the Pomeranian Special Economic Zone, and occupied 13,500 sqm.
