The warehouse development in Okęcie is moving forward rapidly.

The Construction of City Point Okęcie is Progressing

One of the key goals of the investment is to reduce the carbon footprint through the use of renewable energy sources and energy-efficient building management systems.

From the concept stage, we decided to initiate sustainability consulting, which allowed us to implement optimal solutions right from the start of the project—long before the General Contractor began construction work. The building incorporates ‘future-proof’ solutions that will ensure high operational efficiency and greater resilience to the effects of climate change,” emphasizes Katarzyna Krześniak, ESG Project Manager at Peakside Capital Advisors.

Green Energy and Energy Efficiency

Soon, the building will be equipped with heat pumps responsible for both heating and cooling the facility. By harnessing energy from the environment, this system will significantly reduce greenhouse gas emissions while ensuring high energy efficiency.

A photovoltaic installation with a capacity of 450 kWp will be mounted on the roof of the warehouse, generating approximately 360,000 kWh of energy annually. Part of the produced energy will be used to power the heat pumps, further reducing the operational demand for external energy sources.

Smart Water Management

The facility will feature comprehensive water resource management solutions. It is estimated that, thanks to thoughtful design, potable water consumption will be reduced by up to 65% (according to BREEAM methodology). One of the key components will be a retention tank collecting rainwater for sanitary purposes. In the absence of rainfall, the system will automatically switch to the municipal water supply.

The greenery around the building has been designed in accordance with local environmental conditions. Native species of trees, shrubs, and grasses will be planted—resilient to the prevailing climate and not requiring additional irrigation. Additionally, rain gardens will be created to both beautify the surroundings and manage excess rainwater on the site, reducing runoff into external drainage systems.

Modern and Comfortable Usable Space

Special attention has been paid to user comfort in the office section. Each workstation will have access to natural daylight and the possibility of natural ventilation through operable windows. A modern recreational zone is also planned on-site, including relaxation areas and elements supporting an active lifestyle. The project is enriched with features promoting eco-friendly transport, such as covered bicycle racks and electric vehicle charging stations, available at 3% of parking spaces.

Sustainable Materials and Intelligent Building Management

The building uses sandwich panels with a reduced carbon footprint, significantly decreasing the overall embodied carbon footprint. Climbing plants planned for the southern façade will support natural cooling. The building will be managed by an advanced BMS (Building Management System), allowing real-time monitoring and optimization of utility consumption. LED lighting will ensure both energy efficiency and user comfort.

Responsible Construction Approach

Throughout the construction process, best building practices aligned with LEED and BREEAM certifications are applied. These include actions to reduce emissions, prevent erosion, and control rainwater runoff. The project uses low-VOC (Volatile Organic Compounds) finishing materials and includes strict control of construction processes aimed at minimizing pollution.
