The investor, which has modern warehouse parks in six European countries, is continuing its expansion with the start of operations in Croatia. Accolade has already obtained the necessary approvals to start the investment, which is a warehouse located north of Zagreb. The area of the facility will be approximately 50,000 sqm. The investor plans further projects in the country, focusing mainly on industrially attractive locations.
- The market for modern industrial infrastructure in Croatia has only been developing dynamically for a few years and therefore only a few facilities of this type are located here. However, the country has great potential, especially after joining the Eurozone and the Schengen area this year. Croatia has a rich pool of experienced and technically skilled workers, as well as an extensive motorway network and several important ports. The investment in the first Croatian warehouse is part of Accolade's strategy based on expansion into markets with high demand and potential for further growth. Accolade's first industrial park in Croatia will be located in the Donja Bistra region, north of Zagreb. The advantage of this area is its proximity to the motorway, which provides access to Austria, Slovenia, Hungary, northern Italy, as well as east towards Belgrade in Serbia and further to Istanbul. It is also an important industrial centre with high demand for warehouse space. The national manufacturer of electric sports cars, Rimac, is active here. The Accolade warehouse will be tailored to the requirements of three key sectors - light manufacturing, logistics and e-commerce.
The new park will be built according to the principles of modern, sustainable construction in order to be able to apply for the highest level of BREEAM certification. Such buildings feature excellent thermal insulation, utility monitoring to avoid leaks, rooftop photovoltaic systems, state-of-the-art LED lighting and dimming roller shutters. New native trees and shrubs are planted around the storage facilities. Retention basins, insect hotels, lizard habitats and charging stations for electric bicycles and cars are being provided.
In Croatia, apart from Zagreb, the port of Rijeka, with numerous connections to northern Italy, Varaždin near the border between Slovenia and Hungary, Split in central Dalmatia and Osijek in the eastern part of the country are of particular interest to investors. Accolade, as in other countries, aims for a long-term presence and sustainable investments. In line with this vision, the investor has already established a Croatian team and plans to open a new office in Zagreb soon.
