Accolade's asset management team is managing 29 modern industrial parks across Poland. Their main goal is to grow the portfolio and increase the value of the properties. They also aim to build lasting, partnership-based relationships with tenants, which allows for the adaptation of the parks to changing needs and trends. The team is led by Agnieszka Niezgodzka, Associate Director of Asset Management at Accolade.
A key advantage of Accolade over many international investors is the presence of our asset management team directly in Poland. This allows us not only to maintain close, almost daily relationships with tenants but also to respond promptly to their needs and manage our assets effectively. We place particular emphasis on ESG initiatives, as we believe that managing industrial parks goes beyond maintaining their technical condition. It’s about thinking ahead and implementing innovative solutions that address challenges related to energy efficiency and sustainable development. This approach enables our tenants to build a competitive edge within their industries. - said Agnieszka Niezgodzka, Associate Director of Asset Management at Accolade.
The Polish asset management team was established nearly ten years ago. During this time, its competencies and composition have expanded alongside Accolade’s growing portfolio of properties. In Poland, the investor owns 29 modern industrial parks valued at over EUR 1.2 billion, with a total area exceeding 1.6 million sqm. These properties are leased to 100 tenants, generating an annual rental income of EUR 82.4 million. Responsibility for managing each industrial park has been entrusted to dedicated asset managers. The team is committed to adapting both new and existing properties to meet the requirements of the EU Green Taxonomy, including increasing buildings' energy efficiency, reducing CO2 emissions, and implementing advanced technological solutions. Additionally, in 2023, the investor opened its first regional office in Szczecin, an area where Accolade is the largest investor in terms of warehouse space offered.
The company views its properties not only as warehouse space but also as workplaces where the comfort and well-being of tenants are of paramount importance. For this reason, relaxation areas are being created in the parks, and the Accolade Industrial Art program is being developed to introduce art into industrial spaces.
The asset management team, most of whom have been with the company for years, is led by Agnieszka Niezgodzka, an expert in the commercial real estate market with extensive experience in asset management, leasing, financing, and controlling. She is supported by Adrian Karpiński and Jacek Kiełducki, who work in the Szczecin office, and the Warsaw team, including Magda Mrozowska, Łukasz Grzegorczuk, Robert Napieralski, as well as Paulina Chlewicka and Wiktoria Krynicka, who are responsible for analytical activities. The team has also recently welcomed Anna Gradowska.
