Panattoni Completes BTS Facility for Valmet Automotive in Żary

Panattoni has completed the construction and handed over a modern production and logistics facility to Valmet Automotive – a key supplier of roof and kinematic systems for the automotive industry.

The BTS (build-to-suit) investment expands the existing factory in Żary and responds to growing market demand for components that enhance vehicle aerodynamic performance. The 8,800 sqm hall has been fully tailored to the tenant’s operational needs.

The Żary plant will produce advanced kinematic systems developed at Valmet Automotive’s R&D center in Osnabrück, Germany. This field holds significant potential, as optimizing vehicle aerodynamics is essential for extending the range of electric cars and reducing fuel consumption in combustion vehicles.

In Żary, we are already developing and launching into mass production technologies that will shape the future of the automotive industry,” said Remigiusz Grześkowiak, Senior Vice President at Valmet Automotive. “This investment marks an important step in our European expansion. Our plant is entering a new phase – we’ll significantly increase production capacity and create 350 new jobs, contributing to the local economy.”

The new facility was designed with maximum flexibility in mind, allowing for easy adaptation of production and logistics space to evolving tenant requirements. The investment will undergo environmental certification under the BREEAM system at the Excellent level, confirming high standards in sustainable development.

“This investment is the result of close cooperation between Valmet Automotive and Panattoni’s BTS team. The developer understood our needs, tailored the design to our specific requirements, and efficiently executed the expansion while the plant remained operational. This allowed us to maintain continuity and prepare for the next phase of growth. The new hall enables us to scale our operations and further strengthen the Żary plant’s position within the Valmet Automotive structure,” said Patryk Rudkiewicz, Plant Manager at Valmet Automotive.

The expansion of the Valmet Automotive plant also highlights the growing importance of mid-sized cities in industrial transformation and development.
