Hillwood and LCube join forces on project near Wroclaw

Hillwood Polska and LCube have signed an agreement to cooperate on a logistics project located in the eastern suburbs of Wrocław. The Hillwood & LCube Wrocław East industrial and warehouse facility will comprise over 60,000 sqm of Class A warehouse space and will be developed to the high standards of BREEAM certification at the Excellent level. LCube, as Development Manager for the joint project, will work with Hillwood on both the development and commercialisation of the facility.

The first lease agreement for the Hillwood & LCube Wrocław East facility has recently been finalised with an international logistics company, which will occupy 22,869 sqm of warehouse space and 285 sqm of office and staff space, approximately 40 per cent of the facility. The remainder of the investment will be built speculatively. 

"Lower Silesia is one of the most important markets on the warehouse map of Poland. The region is particularly conducive to the development of e-commerce, logistics or light manufacturing companies handling deliveries to various markets, both domestic and western. Hillwood has been steadily expanding its investments in this location and the planned warehouse park in partnership with LCube fits in with our development strategy," - says Damian Słaby, member of the management board of Hillwood Polska

The new industrial and warehouse park Hillwood & LCube Wrocław East will be well connected to the local and national road network. The investment's advantage is its proximity to the Wrocław Eastern Ring Road, opened in December last year, which provides access to the S8 motorway leading to Warsaw, as well as to the A8, the motorway ring road of Wrocław. Dobrzykowice, where the project is located, also has convenient rail links to Wrocław, which will be an additional advantage for tenants in terms of attracting employees.

"For LCube, at over 60,000 sqm, this facility is the largest of its investments in Poland to date. The opportunity to cooperate with a very demanding investor such as Hillwood Poland and winning a strong partner should result in further well-designed investments in the future. We are already preparing to start construction work, we have signed a contract with the general contractor Rex-Bud and we expect Hillwood & LCube Wrocław East to be handed over to tenants as early as July next year," - adds Michał Stachura, member of LCube's management board.
