LCube builds portfolio

LCube wants to acquire a total of eight plots of land for warehouse projects in 2023. The developer wants to deliver 200,000 sqm to the market by the end of 2024 as part of logistics and manufacturing parks.
The developer already owns another plot of land in Dobrzykowice near Wroclaw, and the company has also secured two other locations near Krakow and near Warsaw.

LCube's minimum plan for this year and next year, is to put into use and start work on a total of 100,000 sqm of warehouse space, while securing lease agreements for about 150,000 sqm of warehouses, both already built and under construction.

Long term, we want to double the amount of space put into use each year. This means that in 2025 we will have the potential to deliver 400 thousand sqm of modern warehouse space to the market. Our projects are to be distinguished by a modern approach to the solutions used, increased load-bearing capacity of the floors and a standard height of the halls of 12 meters clear of the halls," announces Adrian Biesaga member of the board, head of Development at LCube.

The 13-hectare plot in Dobrzykowice, purchased in January, has the potential to build 62,000 sqm and is located directly next to the Eastern Bypass of Wroclaw and the plot on which the LCube Wroclaw East facility is being built. LCube is also in talks to acquire more projects in the Silesian, Mazovian, Tri-City and Western Wall markets.

We should finalize more acquisitions in the near future. We are currently interested in the main markets that have the greatest growth potential in our analysis. Talks are very advanced regarding Katowice and western Poland, where we have not been present so far. We are also looking very intensively for locations in the Warsaw market and in central Poland, including around Łódź, but also in the Tricity. When we entered the market in 2020, our first locations were Rzeszów and Szczecin," recalls Adrian Biesaga.

LCube is currently developing four other projects, in addition to LCube Wrocław East II, which is expected to be over 62 thousand sqm: LCube Wrocław East (about 60 thousand sqm), LCube Rzeszów Airport (25.8 thousand sqm), and LCube Mszczonów (about 33 thousand sqm) and LCube Szczecin Goleniów of 12 thousand sqm. These projects are soon to be joined by an investment near Warsaw, and a new logistics park near Krakow. The developer is building a diversified portfolio, which will consist of both smaller facilities (about 10 thousand sq. m.), through medium-sized warehouses (50 thousand sq. m.) to traditional big boxes in logistics parks (over 100 thousand sq. m.).
