Construction of Hillwood & LCube Wrocław East, a warehouse center located directly on the eastern bypass of Wrocław in Dobrzykowice, just 15 km from the city center, has come to an end. The project includes nearly 60,000 sqm of modern A-class warehouse space, of which about 53 percent has already been commercialized.
The investment was developed by Hillwood Poland and LCube, which last year signed an agreement to cooperate on this logistics project. The Hillwood & LCube Wrocław East Logistics Park is well connected to the local and national road network. Its proximity to the Eastern Bypass of Wrocław, allows access to the S8 expressway leading to Warsaw and the A8 highway. The park's advantages are confirmed by tenants who have already moved into the park in Dobrzykowice. One of the tenants has become Nunner Logistics. The other is related to the defense industry.
“Lower Silesia is a key region on the warehouse map of Poland, fostering the dynamic growth of e-commerce, logistics and light manufacturing companies that serve both the domestic market and Western Europe. Hillwood is constantly developing its investments in this location, and the warehouse park in Dobrzykowice fits perfectly into our development strategy. With this project, it is also worth noting the very good cooperation with the local authorities, which positively influenced the investment process,” says Hubert Michalak, CEO of Hillwood Poland.
“The opportunity to work with a very professional investor such as Hillwood Polska and the acquisition of a strong partner puts this project at the forefront of logistics developments in the region. - Dominik Łoś Head of Leasing at LCube adds.
Hillwood and LCube consistently apply a variety of sustainable solutions to their projects. The same is true for Hillwood & LCube Wrocław East, which has been awarded a BREEAM certificate at the Excellent level. It is worth mentioning that during the construction process as much as 95% of construction waste was prepared for recycling and reuse.
“Issues related to environmental protection and corporate social responsibility, are very important to us and recently as an organization we have taken numerous steps in this direction. This approach can also be seen with the Hillwood & LCube Wrocław East project, where solutions were designed to facilitate the calculation of the carbon footprint and reduce its generation,” emphasizes Dominik Łoś Head of Leasing at LCube.
During construction, more than 10 products were used that were EPD (Environmental Product Declaration) certified, which made it easier and more accurate to calculate the carbon footprint of the building, and the annual demand for non-renewable primary energy will be significantly lower for this building than the requirements for a new building according to technical and construction regulations. The positive difference in this case is expected to be well over 10 percent.
Hillwood Polska also announced in April that it had signed a loan agreement with mBank S.A. to finance the construction in Dobrzykowice.
“The very good parameters of the project and the prospects of the market allowed us to obtain favorable financing and quickly proceed with the loan agreement, which also had a positive impact on the time allocated for the preparation and implementation of the investment.” - Damian Słaby, member of the Board of Directors of Hillwood Poland, summarizes.
