Warehouse developer LCube has received permission to build for another of its investments - LCube Mszczonów. The approved project involves the construction of an industrial and warehouse park with an area of approx. 31.5 thousand sq. m on a plot of almost 8 ha.
The new LCube industrial and warehouse park will be located in a well-communicated location, practically with direct access from the S8 route (via Wspólna street), connecting the north-east with the south-west of the country. The town of Mszczonów, located in central Poland, is about 50 km from Warsaw, which is directly accessible by the S8 road with convenient connections to the A2 motorway or the S17 expressway.
"The strategic location on communication routes means that this is a location that arouses great interest both in the logistics industry and distribution companies. Many trading companies and logistics operators have their central or regional warehouses in the area," says Adrian Biesaga, board member of LCube.
LCube has the possibility in Mszczonów to construct a building up to 40 m high and provide an electrical connection with a connection capacity of 2.5 MW, with the possibility of increasing it, which may be an advantage for companies interested in a fully automated warehouse, refrigeration, freezing or production hall. The developer also assumes that all new facilities, including LCube Mszczonów, will be prepared in such a way as to meet the requirements of the BREEAM certificate at the Excellent level.
“The project provides for a reinforced roof structure that will allow the installation of a photovoltaic system. Thanks to the high connection power, we also have the opportunity to install heat pumps. We focus on a wide range of ecological solutions that will contribute to reducing the operating costs of our tenants. Issues related to ecology or, more broadly, the ESG strategy, which we as a developer have already fully implemented, are becoming increasingly important for our tenants and we want to develop our next projects in this direction,” adds Domini Łoś, Head of Leasing at LCube.
LCube is implementing a strategy of building a diversified portfolio, which will consist of both smaller objects (about 10,000 sq m), medium-sized warehouses (50,000 sq m) and traditional big boxes in logistics parks (over 100,000 sq m). In addition to effectively acquiring new projects, the developer wants the company's hallmark to be actions such as focusing on the needs of tenants and implementing a sustainable development strategy. As the developer emphasizes, all facilities built by LCube will be certified in the BREEAM system and will focus on ecological and energy-saving solutions, and the company has already created its own ESG strategy.
