MDC2 Park Kraków South construction work moves forward

MDC2, together with the investor, Generali Real Estate, is developing a warehouse project in Skawina, near Krakow, called MDC2 Park Krakow South.
Construction work is well advanced: the first building will be completed in Q3 2023, and the planned completion of the second building (37,000 sqm) is Q1 2024.
The first building (36,200 sqm) has been 100% leased to a medical technology tenant.

Construction work on the MDC2 Park Kraków South project site is moving forward rapidly. The warehouse park is located 13 km from the center of Kraków, in Skawina. It will consist of three buildings with a planned total GLA of more than 90,000 sqm. The property is located less than 2 km from the A4 highway junction. The entire complex will cover an area of 19 hectares in total.

Three buildings will be constructed, one of which, with an area of about 36,200 sqm, has already been fully leased to a global medical brand. A number of technological solutions are planned for the facility, aimed at minimizing CO2 emissions into the environment: roofs will be adapted to install photovoltaic panels, the project will use LED lighting, and there will be chargers for electric vehicles. The developer has planned a rainwater retention system. The southern, most heated facade will be shielded by a wall of climbing, evergreen plants. In addition, the Krakow facility plans to increase the insulation of the building's walls to a level above the standard of warehouse facilities. 95% of the building materials used in the project can be recycled.

A Rest & Move, or relaxation and leisure zone, has been planned in the buildings' surroundings in the MDC2 Park Kraków South area. The idea behind the Rest & Move project is to promote a healthy lifestyle and improve working conditions for all who use the developer's warehouse facilities. Biologically diverse green areas will be created around the buildings.

MDC2 certifies the MDC2 Park Krakow South buildings to the BREEAM New Construction standard of at least Excellent.

The project is owned by Generali Real Estate (through the pan-European Generali Real Estate Logistics Fund, GRELF), which specializes in investments in the logistics sector throughout Europe and is managed by Generali Real Estate S.p.A. Società di gestione del risparmio. MDC2 is the developer of the project.

The first building is scheduled for completion in the third quarter of 2023, and the second building (37,000 sqm) is scheduled for completion in the first quarter of 2024.
