MDC2 Park Gdańsk East - New Warehouse Project in the Tricity

The Tricity is one of the key regional logistics markets in Poland. Gdańsk, the coastal metropolis with Sopot and Gdynia making up the agglomeration, has great economic potential, offering favourable conditions for business development. The favourable geographical location and the dynamic development of port infrastructure make the region increasingly attractive for international trade and maritime logistics companies. The market is of interest to tenants, and its growth fosters global trade.

Logistics and industrial activity in the region are created by a strong local consumer market, a developing highway network and access to the Baltic Hub Container Terminal located just 18 km away from the project in Koszwały. The Gdańsk terminal handled more than 600 ships in 2023, including 105 ocean-going vessels, some of the largest in the world. In the past year, a total of more than 6,700 trains were handled on the siding at the Baltic Hub. Lorry traffic has also had a significant impact, reaching over 580,000 vehicles in 2024. The volume of goods handled is growing steadily.

The Tricity region holds significant potential for expanding warehouse and logistics infrastructure.

MDC2 Park Gdańsk East will be built in the town of Koszwały, located 6.5 kilometres east of the Gdańsk border, near the Żuławy Zachód junction (S7 route). The built-up area will be 84,000 sq m within one building. The preparatory works on site are planned to commence in 2025.The storage height will be 12 metres, enabling the efficient use of space and optimisation of storage processes, which will contribute to increased operational efficiency.

MDC2 Park Gdańsk East will create new jobs, which will benefit the residents of the Tri-City (760,000 people), Elbląg (125,000 people), as well as the entire region. The park will contribute to the development of the local economy and increase the attractiveness of the Pomeranian labour market.

As far as the operation of the building is concerned, MDC² guarantees extensive energy-saving solutions for tenants i.e.: increased wall insulation, roofs suitable for the installation of solar panels, chargers for electric cars, systems responsible for monitoring utility consumption or rainwater retention. In addition, biodiversity areas, relaxation zones, and mini sports facilities will be created around the buildings.
