MLP Group has started construction of another warehouse hall at its Pruszków logistics center. The new facility under construction at MLP Pruszków II on a speculative basis will provide 33,000 sqm of modern warehouse, office and social space. It is expected to be ready for use as early as February 2024. General contracting work has once again been entrusted to Pekabex. As planned, the investment will undergo BREEAM New Construction environmental certification at the Excellent level.
In June this year, construction of a new warehouse hall at MLP Pruszków II began. Ground and foundation work is currently underway. The facility, together with office and staff facilities, will ultimately have a total area of 33,000 sqm. The investment is being developed on a speculative basis, i.e. without concluded lease agreements. The work is scheduled to be completed in February 2024. Pekabex is responsible for the construction of the investment. This is the 11th contract and the 10th facility carried out by this general contractor on behalf of MLP Group at the Pruszków logistics center.
"In a situation of limited supply in the Polish market for new warehouse space, we see a lot of space for our further dynamic development. We are well prepared for this having secured financing for the investments we are starting. Construction carried out on a speculative basis provides us with higher project profitability. At the same time, we are confident that we will commercialize a large part, if not all of the facility under construction even before it is put into operation. We are very satisfied with our previous cooperation with Pekabex. That's why we have once again entrusted it with the implementation of the investment." - emphasized Agnieszka Góźdź, Member of the Management Board, Chief Development Officer, MLP Group S.A.
MLP Group is firmly committed to sustainable development in the expansion of its warehouse portfolio. The roof of the new hall under construction will be adapted for the installation of photovoltaic panels. At the same time, the general contractor has pledged to obtain a BREEAM New Construction environmental certificate at the Excellent level. In accordance with the Group's standard, all new investments under construction are obligatorily certified in terms of the ecological solutions applied.
MLP Pruszków II is a modern logistics center located near Warsaw, in the municipality of Brwinów, 5 km from Pruszków. It is the largest complex in the region, with a target lease area of 420,000 sqm. All new buildings have the prestigious BREEAM certificate. In line with MLP Group's ESG strategy, photovoltaic installations are being installed on the roofs. MLP Pruszków II has well-developed transport connections both with the center of Warsaw and with the main arteries connecting the capital with other cities. The park is located between local road No. 760 and a section of the A2 highway, 3 km from the traffic junction located in the Pruszków-Zbikowo area. International railroad lines run in its vicinity, which allow excellent logistical conditions for both domestic and international distribution. The park has a bus stop and a Nextbike self-service bicycle rental station is in operation.
In accordance with its "build & hold" strategy, MLP Group keeps logistics parks in its portfolio after completion and manages them independently. All projects implemented by the Group are also distinguished by the very attractive location of logistics parks, the use of a built-to-suit solution and tenant support during the term of the lease.
