MLP Group is investing in the development of a logistics centre in the Katowice Special Economic Zone. MLP Bieruń West will be built on the purchased land, offering around 55,000 sq m of modern warehouse space. This will be another centre operating in the Upper Silesia region, which is very popular among tenants. As standard, the investment will undergo BREEAM New Construction environmental certification, at the Excellent level.
MLP Group is expanding its offer in Upper Silesia, which is one of the key warehouse regions in Poland. In the municipality of Bieruń, within the jurisdiction of the Katowice Special Economic Zone, the purchase of land of over 11 ha has been finalised. Within the Tychy Subzone and the KSSE, it is one of the most attractive investment areas. According to the plan, a logistics centre will be built on it, offering around 55,000 sq m of modern warehouse space. The project initially envisages the construction of one large hall. The centre will be aimed primarily at companies from the e-commerce, logistics, distribution sectors and will also be suitable for light manufacturing.
"Demand for modern warehouse space remains high. The implementation of the new project will significantly expand our offer in the Upper Silesian market, where tenants are very keen to locate their operations. MLP Bieruń West will be our next centre in this region, after MLP Czeladź and MLP Gliwice. The investment will meet the highest requirements. In accordance with the applied principles of sustainable development, the facilities under construction are BREEAM-certified as standard. We attach great importance in the construction process to the application of ecological solutions and the implementation of many functionalities that ensure the comfort of future facility users," emphasised Agnieszka Góźdź, Member of the Management Board, Chief Development Officer, MLP Group S.A.
"Obtaining a new location within the Tychy Subzone, especially in the situation of a shortage of compact, large locations in Silesia, is undoubtedly a success for the Management Board of the Katowice SEZ. We hope that the new location in Bieruń, thanks to the efforts of the KSEZ and MLP Bieruń, will contribute to attracting new investors, also benefiting from the support decision," emphasises Mr Janusz Michałek, Ph.D., President of the Management Board of Katowicka SSE S.A. According to Mr. Rafał Żelazny, Ph.D., Vice President of Katowicka SSE S.A., "The possibility of investment activation of over 11 ha of land in Bieruń, acquired from the National Agricultural Support Centre, will also allow for the effective and efficient development of another, almost 18 ha of land adjacent to the one purchased by MLP Bieruń and currently owned by KSSE, and draws a positive perspective for potential further properties in this location".
One of the main advantages of the MLP Bieruń West logistics centre will be its excellent location near the S11 expressway. The investment will be the 23rd logistics centre included in the MLP Group's portfolio currently under development in the Polish, German, Austrian and Romanian markets.
In accordance with the 'build & hold' strategy, MLP Group maintains logistics parks in its portfolio after completion and manages them independently. All projects implemented by the Group are also distinguished by the very attractive location of the logistics parks, the use of a built-to-suit solution and tenant support during the term of the lease.
